## Is Houseviser like Cian for Phuket?

Yes. If you know how to search on Cian, you already know how to search here. Houseviser has the same parts: filters, a feed of listings, projects and developers, and an enquiry form on each listing card. The difference is the market. Every listing is in Phuket.

People type both "Cian Phuket" and "Циан Пхукет" into search. Both spellings mean the same thing, and both lead to this catalogue.

## What can you find on Houseviser?

The main menu splits property into **sale** and **rent**. Each section has its own listings and filters.

The menu also has:

- **Agents** — the agencies that publish the listings
- **Projects** — new-build developments
- **Developers** — the companies that build them
- **Locations** — Phuket areas and the listings in each
- **Guide** — articles on buying, renting, ownership rules, and taxes in Thailand
- **News** — the Phuket property news

## How do you contact a seller or developer?

Send an enquiry from the listing page. Open the listing, fill in your name, email, and message, and send it. You do not need an account.

What happens next depends on whether you are logged in:

- **Not logged in.** You get an email with a confirmation link. Open it and press the confirm button. Only then does the team receive your enquiry. Unconfirmed enquiries are deleted after seven days.
- **Logged in.** The enquiry goes to the team at once. No confirmation is needed.

An enquiry from a listing goes to the team that published that listing. An enquiry from a project page goes to the Houseviser contact team. When the team replies, the reply comes to your email, and you can answer it to continue the conversation.

For a rental, you can add check-in and check-out dates to the enquiry.

## Can a foreigner buy property in Phuket?

Yes, within limits. A foreigner can normally own a condominium unit freehold inside the project's foreign quota. That quota is 49% of the total unit area in the building, and the project's quota must still be open when you buy.

Land is a different matter. Thai law generally does not let a foreigner own land. Houses and villas are usually held through registered rights over Thai-owned land, such as a lease or superficies, and these rights are not land ownership. ## What languages does the site use?

## How do you list a property on Houseviser?

Agencies list through the [List with Houseviser](/list-with-us) page. There are three steps:

1. **Register the agency.** Create an account with the company name and a work email, confirm the email, and open the panel.
2. **Upload the company documents.** In the team settings, upload proof that the business is registered — a DBD certificate, a real estate agent licence, or, for a sole trader, a passport and business registration. Then submit the files for approval.
3. **Send us your inventory list.** A price list or a spreadsheet is enough. We add the listings for you, so you do not enter each property by hand.
