# Karon Phuket property guide — buying a condo and living near Karon Beach

> Most Karon listings on Houseviser are one-bedroom condos, many finished in 2024 and most tagged leasehold. Check title and rental terms before you buy

Karon is a beach and sub-district on Phuket's west coast, and on Houseviser it is a condo market. On 5 November 2026 Houseviser had 68 public listings there, almost all one-bedroom apartments. About two thirds are ready and a third are still to be built. Karon fits a buyer who wants a compact unit near a long beach and will check the title and the rental terms. It might not be the right fit for a buyer who wants a villa.

For the wider picture, see [[phuket-buying-guide]] and [[phuket-districts-overview]]. [[kata-karon-area-guide]] covers Kata and Karon together. Distances in this guide are straight lines from the Karon point on Houseviser's map.

## What is Karon like to live in?

Karon is a beach and the town beside it. Karon Beach is quieter than neighbouring Patong and popular with families and couples. The 2004 Indian Ocean tsunami heavily damaged the beach, especially its southern part. By 2008 it had largely recovered.

Wat Suwan Khiri Khet, a Buddhist temple in Karon sub-district, was founded in 1909 (B.E. 2452) and first called Wat Karon, after the village.

Public Karon listings sit within a box about 2 to 3 km north to south, so most units share the same beach and the same main routes.

## What property is for sale in Karon, and what does it cost?

Karon is a recent-build, one-bedroom condo market. On 5 November 2026 Houseviser had 68 public listings in Karon: 67 apartments and 1 house. All belong to a project.

- **Size.** 64 of the 68 listings are one-bedroom units, 2 are two-bedroom, 1 has three bedrooms and 1 gives no bedroom count. The median built area is 35 m², and the smallest listing is 30.3 m².
- **Build state.** 47 listings are ready, 19 are under construction and 2 are off-plan.
- **Completion years.** 42 listings completed in 2024. The rest spread across 2011 (1), 2013 (1), 2020 (2), 2026 (2), 2027 (19) and 2028 (1).
- **Houses.** There is one house. One listing is not a market.

In the 1 November 2026 snapshot, the median asking price for an apartment in Karon was THB 6,500,000 across 67 listings, or THB 185,714 per m².

- **Easy to compare.** Many one-bedroom units of similar size and age sit in a small area, so five units of the same size can be lined up on price per m², floor, view and fees.
- **Short record.** A building completed in 2024 has had little time to show how its owners' association, maintenance and sinking fund work. Ask for the latest accounts and the common-area fee history. [[property-management-fees-phuket]] explains what the fees cover.
- **A pipeline that competes.** 19 listings complete in 2027. A ready unit bought now will meet new units of the same type if you sell or let it in a few years.
- **A narrow buyer pool.** A 35 m² one-bedroom suits a holiday user, a single owner or a couple. Ask who the next buyer is before you buy.

## What is the rental market in Karon like?

Of the 68 public Karon listings, 48 carry a hotel-management tag, 10 a rental-management tag and 10 none.

A tag shows that the seller offers a programme. It does not show what the programme pays. [[rental-pool-programs-explained]] explains how hotel and rental pools split income and costs. Before you count on one, get:

- **The contract.** The management agreement itself, not a brochure: the split, the fees, the owner-use rules and the exit terms.
- **Signed comparables.** Real lease contracts or statements for similar units in the same building. A projected figure on a sales sheet is not evidence.
- **The legal position.** Whether the building and your unit may legally be let for short stays. [[short-term-rental-license-thailand]] and [[airbnb-legality-thailand]] set out the rules.
- **The cost stack.** Common-area fees, management fees, furniture replacement, insurance, utilities in empty months and tax. [[property-management-fees-phuket]] lists what to expect.

Build your own model, as [[rental-yields-phuket]] frames it. For short-term rent, gross is the nightly rate × occupancy × 365. For long-term rent, gross is the monthly rent × 12, with vacancy modelled separately. Deduct every cost above. Take rent and occupancy from the signed comparables, not from the seller. If the number only works with the seller's assumptions, it does not work.

## What are the pros and cons of buying in Karon?

Karon's strengths are its beach and its deep stock of comparable condos. Its limits are the narrow property mix and the leasehold-heavy tags.

**Pros:**

- One of Phuket's longest beaches, the second longest in the province.
- Quieter than neighbouring Patong.
- 68 public listings in one compact area (5 November 2026), so many similar units to compare.
- Three public hospitals about 5, 6 and 11 km away in a straight line.
- Kata 3.2 km and Chalong 4.2 km away in a straight line.
- Recent stock: 42 of the public listings completed in 2024.

**Cons:**

- A narrow mix. Almost all listings are one-bedroom apartments of about 35 m², and there is one house.
- Leasehold-heavy tags: 46 of 68 listings are tagged leasehold only.
- A third of the listings are not yet built (19 under construction, 2 off-plan). See [[off-plan-vs-resale-thailand]] and [[off-plan-investment-risks-phuket]].
- Shops, clinics and school routes differ from street to street.
- The 2004 tsunami heavily damaged the beach. It had largely recovered by 2008.

## Who is Karon right for?

Karon fits a buyer who wants a compact apartment near a long beach and is ready to check the paperwork.

- A buyer who will use a one-bedroom unit part of the year and wants the beach close.
- A buyer who wants many comparable units in one place, to compare price, floor, view and fees side by side.
- A buyer who will read the rental-programme contract and verify the ownership tag on the title before paying a deposit.

## Who might find Karon not the right fit?

- A buyer who wants a house or a villa: Karon has one house on Houseviser.
- A family that needs an international school on an easy route: see [[phuket-schools-families-guide]].
- A buyer who needs a proven rental yield: a Karon rental case rests on signed comparables you collect yourself.
- A buyer who cannot accept leasehold or needs freehold title: 46 of 68 listings are tagged leasehold only.

## Karon vs Kata: which is better for a buyer?

Neither is better in general. Karon gives you far more to choose from, and your routine decides the rest. On 5 November 2026 Houseviser had 68 public listings in Karon and 4 in Kata, all four of them apartments. Kata lies 3.2 km south of the Karon point, and Kata Beach is 1.5 km long. With four listings, Kata gives a buyer fewer units to compare and less to check a price against.

Compare prices on each location's live listings, using units of the same size, age and tenure. The choice comes down to:

- Which beach you want to walk to each morning.
- Where your hospital, school and shops are, and which side is the shorter drive at your hours.
- A recent building with a rental programme, or an older one with a longer record.
- Whether you need freehold, and which side has a unit with room in the foreign quota.

## Where is Karon in Phuket?

Karon is on the west coast of Phuket, between Patong to the north and Kata to the south. The name covers three things.

- **Karon Beach.** Karon Beach (Hat Karon, หาดกะรน) is a beach, and the town adjoining it, on the west coast of Phuket. It is the second longest beach in the province.
- **Karon sub-district.** Karon (กะรน) is one of the eight sub-districts (tambons) of Mueang Phuket district. It has four villages, and its sub-district municipality covers the whole tambon. The tambon reaches past the beach called Karon: Ban Kata school stands inside it. Where Karon ends and Kata begins on the ground is a question for the land office, for a specific plot.
- **The Houseviser location "Karon".** On Houseviser, Karon is a location of its own, with its own map point. Kata, Patong, Chalong, Nai Harn, Rawai, Kamala and Phuket City are separate locations, each with its own point.

Patong is in Kathu district and Karon in Mueang Phuket. The two beaches are neighbours but belong to different districts.

Straight-line distances from the Karon point to the other Houseviser location points:

- Kata: 3.2 km
- Chalong: 4.2 km
- Patong: 6.0 km
- Nai Harn: 7.3 km
- Rawai: 7.5 km
- Phuket City: 11.0 km
- Kamala: 12.1 km
- Phuket International Airport: about 30 km

These are lines between map points, not road distances or drive times.

## What are infrastructure, healthcare and schools like in Karon?

Three public hospitals lie within about 11 km of Karon in a straight line, and three Thai schools are inside the sub-district.

**Hospitals.**

- **Chalong Hospital**, a public community hospital in Chalong, Mueang Phuket district, about 5 km from the Karon point, with 48 beds.
- **Patong Hospital**, a government hospital in Patong, Kathu district, about 6 km from the Karon point. The Healthcare Accreditation Institute (HA) lists it as a "Community Hospital" in Phuket, re-accredited from 21 February 2026 to 20 February 2029.
- **Vachira Phuket Hospital**, a public hospital in Phuket City under the Ministry of Public Health, about 11 km from the Karon point, with 551 beds. HA lists it as a "Center Hospital", re-accredited from 13 February 2024 to 12 February 2027.

HA accreditation covers the hospital as a whole, not a specific department. If you need a specialist, call the hospital and ask whether that specialist is on staff, and on which days.

**Schools.** Karon sub-district has two public primary schools and one municipal kindergarten: Ban Kata (Trithasayut Uppatham) school and Wat Suwan Khiri Khet school, both under the Phuket Primary Educational Service Area Office, and Wat Kittisangkharam municipal school, a kindergarten run by Karon sub-district municipality. These are Thai schools. Ask each one about language of instruction, admission and fees. For international schools, start with [[phuket-schools-families-guide]].

## What should I check before buying property in Karon?

Check the title, the build risk, the rental terms and the routes, in that order.

1. **Ownership and title.** The ownership tag on a listing is the seller's: 46 are tagged leasehold only, 8 freehold only, 10 both and 4 have no tag. Confirm the actual tenure on the title deed. For a freehold condo unit, confirm the building's foreign quota has room and how the purchase money must reach Thailand. See [[freehold-vs-leasehold-thailand]], [[foreign-property-ownership-thailand]], [[condo-foreign-quota-49-percent]] and [[fet-form-foreign-exchange-transaction]].
2. **Off-plan and under-construction units.** Read the payment schedule, what happens if completion slips, and the developer's record of delivering past buildings. See [[off-plan-payment-schedules-phuket]] and [[off-plan-vs-resale-thailand]].
3. **Rental programme.** If the listing carries a hotel-management or rental-management tag, get the contract, the fees and real statements for similar units. See [[rental-pool-programs-explained]] and [[property-management-fees-phuket]].
4. **Short-term letting.** Confirm the legal short-term-rental status of the specific building. See [[short-term-rental-license-thailand]].
5. **Routes.** Drive to the hospital, the school and the airport at the hours you will use them, at the morning drop-off and pick-up for a school and at night and the busiest hour for a hospital. Put the shop, pharmacy, gym and office you use each week on the map against the building.
6. **Site visits.** Visit in the season you plan to live there, at night and at a weekend. A unit seen at 11 a.m. on a weekday is a different unit at 9 p.m. on a Saturday. Walk from the door to the beach, a shop and a taxi stand.
7. **Land records.** Check the plot and the title at the Department of Lands, and confirm which sub-district the land is in.
