# Nai Harn Phuket property guide — buying a condo and living near Nai Harn beach

> Nai Harn, beside Promthep Cape, is a small condo market on Houseviser: 9 of 12 apartments are one-bedroom, in a few buildings. Check title and position first

Nai Harn is a beach on Phuket's south-west coast, next to Promthep Cape. On Houseviser it is a small condo market. On 5 November 2026 there were 13 public listings (active, publicly visible listings only, so the location's counter can show more): 12 apartments, 9 of them one-bedroom units and 9 ready, in a handful of buildings, and one house. Houseviser places each location on one map point and tags listings to it. Distances here run from the Nai Harn point and are straight lines.

Nai Harn suits a buyer who wants a compact apartment near the beach and will check the title and the unit's real position. It suits a buyer who wants a villa or a proven rental income much less.

Background: [[phuket-buying-guide]] and [[phuket-districts-overview]]. [[rawai-area-guide]] covers Rawai and Nai Harn together.

## What is Nai Harn like to live in?

Nai Harn is a beach with a public park beside it. The beach is fairly long compared with nearby Ao Sen. The sand is not very white but fine-grained. Foreigners come to sunbathe, and souvenir sellers work around the beach. In the monsoon season, from May to October, the waves are very strong and the beach is not suitable for swimming.

The park lies around a pond next to the beach, with a health garden and shade.

Of the 13 public Nai Harn listings, 10 sit exactly on the location's map point. The other 3 carry their own pins, at 0.9 km, 1.1 km and 2.3 km from it in a straight line. The 2.3 km one is about 0.5 km from the Houseviser Rawai point. So Nai Harn on Houseviser is wider than the beach, and a shared pin does not tell you where a unit is.

## What property is for sale in Nai Harn, and what does it cost?

Nai Harn is a small condo market: 9 of the 12 apartments are one-bedroom, 9 are ready, and 6 are both. On 5 November 2026 Houseviser had 13 public listings in Nai Harn: 12 apartments and 1 house. All 13 are for sale, and one of them is also offered for rent.

- **Size.** 9 of the 12 apartments are one-bedroom units, 2 are two-bedroom and 1 gives no bedroom count. Built areas run from 36.0 to 74.0 m², with a median of about 46 m², and five apartments are 36.0 to 36.4 m².
- **Build state.** 9 apartments are ready. For 4 listings, 3 apartments and the house, the state is not recorded. None is under construction or off-plan.
- **Completion years.** Of the 9 apartments with a recorded year, five completed in 2019, and one each in 2010, 2015, 2022 and 2025.
- **Buildings.** The 13 listings belong to 7 projects. One project holds 5 of them, and three projects together hold 9 (5, 2 and 2).
- **Houses.** There is one house. One listing is not a market.

In the 1 November 2026 snapshot, asking prices for the 12 apartment listings in Nai Harn ran from THB 2,650,000 to THB 12,200,000, with a median of THB 3,700,000, or THB 89,373 per m².

What this means for a buyer:

- **You compare a few buildings.** 9 of 13 listings are in three projects, so a price check is mostly a check of units inside the same few buildings. Line up units of the same size in one building and compare floor, view, fees and price per m². A median across 12 listings moves a lot when one building's units come or go.
- **Older stock.** Of the 9 apartments with a recorded completion year, 7 completed in 2019 or earlier. [[property-management-fees-phuket]] explains what the common-area fees cover.
- **Gaps in a listing.** Four listings have no recorded build state and one has no bedroom count.
- **Small units have a narrow buyer pool.** A 36 m² one-bedroom suits a holiday user, a single owner or a couple.

## What is the rental market in Nai Harn like?

In the 1 November 2026 snapshot, Houseviser has 1 apartment rental listing for Nai Harn, at an asking rent of THB 20,000 per month. One asking rent cannot show what a unit lets for.

None of the 13 public Nai Harn listings carries a hotel-management or rental-management tag. If a seller offers a programme anyway, [[rental-pool-programs-explained]] explains how hotel and rental pools split income and costs.

Before you count on rent, get:

- **Signed comparables.** Real lease contracts or statements for similar units in the same building. A projected figure on a sales sheet is not evidence.
- **The manager.** Who finds tenants, takes bookings, cleans and handles repairs, and what each of those costs.
- **The cost stack.** Common-area fees, management fees, furniture replacement, insurance, utilities in empty months and tax. [[property-management-fees-phuket]] lists what to expect.
- **The exit.** Who the next tenant is, and who the next buyer is.

Then build your own model, as [[rental-yields-phuket]] frames it. For short-term rent, gross is the nightly rate × occupancy × 365. For long-term rent, gross is the monthly rent × 12, with vacancy modelled separately. Deduct every cost above. Take rent and occupancy from the signed comparables, not from the seller.

## What are the pros and cons of buying in Nai Harn?

**Pros:**

- A fairly long, fine-sand beach with a public pond park beside it.
- Promthep Cape about 2 km away, Rawai 1.8 km and Kata 4.1 km, all in a straight line.
- 9 of the 12 apartments are ready, and none is off-plan.
- A small set of comparable units: 13 public listings, most of them in three buildings.
- Ownership tags lean freehold (7 of 13 freehold only), so there are freehold-tagged units to check against the title.
- Rawai tambon has three international schools and two mainland Thai public-sector schools.

**Cons:**

- The May to October monsoon brings waves too strong for swimming.
- The airport is about 37 km away in a straight line, at the other end of the island.
- A narrow mix: 9 of the 13 listings are one-bedroom apartments, 7 of them are 36 to 47 m², and there is one house.
- Thin rental evidence: one asking rent and no rental-programme tags.
- The nearest public hospital, Chalong Hospital, is about 6.5 km away in a straight line.
- Gaps in the data: 4 of 13 listings have no recorded build state, and most listings share one map pin.

## Who is Nai Harn right for?

- A buyer who will use a one-bedroom unit part of the year and wants a beach and a public park close.
- A buyer who wants a ready unit in an established building.
- A buyer who values being a few km from Rawai, Kata and Chalong.
- A buyer who will compare titles, buildings and each unit's real position before paying a deposit.

## Who should not buy in Nai Harn?

For these buyers, Nai Harn might not be the right fit:

- A buyer who needs the airport close: it is about 37 km away in a straight line.
- A buyer who wants a villa or a family house: Houseviser's Nai Harn data holds one house.
- A buyer who needs a proven rental yield: the data holds one asking rent and no yield.
- A buyer who wants to swim all year: the waves are too strong from May to October.
- A family that needs a tested school route: schools are counted at tambon level, so see [[phuket-schools-families-guide]] and test the route.
- A buyer who needs freehold condo title but will not check the building's foreign quota: see [[condo-foreign-quota-49-percent]].

## Nai Harn vs Rawai: which is better for a buyer?

Rawai has more units to choose from. Nai Harn has a different beach. On 5 November 2026 Houseviser had 13 public listings in Nai Harn and 31 in Rawai. The two Houseviser points are 1.8 km apart in a straight line.

- **Mix.** Rawai: 27 apartments and 4 houses. Nai Harn: 12 apartments and 1 house.
- **Build state.** Rawai: 26 ready, 3 under construction, 2 not recorded. Nai Harn: 9 ready, 4 not recorded.
- **Ownership tags.** Rawai leans leasehold (18 leasehold only, 4 freehold only, 2 both, 7 untagged). Nai Harn leans freehold (7 freehold only, 4 leasehold only).
- **Rental programmes.** In Rawai, 20 of 31 listings carry a rental-management or hotel-management tag. In Nai Harn, none does.
- **Buildings.** Rawai's listings spread across 10 projects, Nai Harn's across 7.
- **Beaches.** Nai Harn is a fairly long beach with fine-grained sand. Rawai beach is muddy, stony and not suited to swimming.

Straight-line distances from the Houseviser Rawai point: Promthep Cape 3.0 km, Kata 4.5 km, Chalong Hospital 5.3 km, Vachira Phuket Hospital 14.6 km and the airport 37.0 km. The airport and the hospitals are within about 1.5 km of the Nai Harn figures.

Rawai has more units, more houses and more units with a rental programme. Nai Harn has fewer units, 9 of 13 ready, more freehold tags, and a beach you can swim at outside May to October. Compare prices on each location's live listings, with units of the same size, age and tenure.

Four questions decide it:

- Do you want a beach to swim at outside the May to October waves, and does that matter more than the number of units to choose from?
- Do you need a house, or will an apartment do?
- Do you need freehold, and which side has a unit with room in the foreign quota?
- Do you want a rental programme, or will you manage the letting yourself?

More: [[north-vs-south-phuket-property]] compares the island's south with its north, and [[bang-tao-vs-rawai]] compares Rawai with the west coast.

## Where is Nai Harn in Phuket?

Nai Harn is at the southern end of Phuket's west coast, just north of Promthep Cape. The name covers three things, and a buyer meets all three.

- **Nai Harn beach.** The beach lies next to Promthep Cape, to the north. Near it is a large pond that local people call Nong Han. The beaches of Mueang Phuket district's coast run from the north-west counter-clockwise: Karon, Kata, Kata Noi, Nai Harn, Rawai and Friendship Beach along Chalong Bay. Rocky capes separate them, most notably Promthep Cape at the southernmost tip of the island. (Some English sources spell the beach "Nai Han"; Houseviser writes "Nai Harn".)
- **Rawai sub-district.** Nai Harn beach is in Rawai sub-district (tambon), Mueang Phuket district. Rawai's tourist places include Promthep Cape, Ya Nui beach, Rawai beach and the Nai Harn pond public park. The tambon covers about 38 km²: about 23 km² on Phuket island and about 15 km² on nine other islands. It borders Chalong to the north, the Andaman Sea to the south, and Karon and the Andaman Sea to the west. A tambon is much larger than a beach, so "Rawai" on a title deed and "Nai Harn" on a listing can both be true of the same plot.
- **The Houseviser location "Nai Harn".** A map point about 0.1 km from the beach, plus the listings tagged to it. It is not an official boundary. Rawai, Kata, Karon, Chalong and Panwa are separate Houseviser locations, each with its own point.

Ya Nui is a separate small beach, a small bay north of Promthep Cape, between Nai Harn and the cape. Promthep Cape is the southernmost cape of Phuket province, a popular sunset viewpoint and the site of the Kanchanaphisek lighthouse.

Straight-line distances from the Houseviser Nai Harn point:

- Rawai: 1.8 km
- Promthep Cape: about 2 km
- Kata: 4.1 km
- Karon: 7.3 km
- Chalong: 8.3 km
- Patong: 13.3 km
- Phuket City: 15.3 km
- Bang Tao: 25.0 km
- Phuket International Airport: about 37 km

Each Houseviser figure is to that location's own map point, not to a beach or a town centre. Every figure is a straight line, not a road distance and not a drive time.

## What are infrastructure, healthcare and schools like in Nai Harn?

Three public hospitals lie within about 16 km in a straight line, and Rawai sub-district has six schools.

**Local government.** Nai Harn beach falls under the Rawai Subdistrict Municipality. Its website is in Thai and linked below.

**Hospitals.**

- **Chalong Hospital**, a public community hospital in Chalong, Mueang Phuket district, about 6.5 km from the Nai Harn point in a straight line. It has 48 beds.
- **Patong Hospital**, a public community hospital in Patong, about 13 km from the Nai Harn point in a straight line. The Healthcare Accreditation Institute (HA) classes it as a "Community Hospital" in Phuket, with re-accreditation running from 21 February 2026 to 20 February 2029.
- **Vachira Phuket Hospital**, a public regional hospital in Phuket City, about 16 km from the Nai Harn point in a straight line. It is the main hospital of Phuket Province, and the Ministry of Public Health classes it as a regional hospital. HA classes it as a "Center Hospital", with re-accreditation running from 13 February 2024 to 12 February 2027.

HA accreditation covers a hospital as a whole, not a single department. For a specialist, call the hospital and ask on which days that specialist is on staff.

**Schools.** Rawai tambon has six schools: three in the Thai public sector and three private international schools. Chalong tambon to the north has five more. The three public-sector schools run from kindergarten to primary, to lower secondary and to secondary. The kindergarten-to-primary one, Koh Lone School, is on an island, so only two of the three are on the mainland. Of the three international schools, one is secondary only and two run from kindergarten to lower secondary.

The tambon covers about 23 km² on the island, so a school "in Rawai" can be close to a Nai Harn building or a long drive from it. Ask each school about language of instruction, admission and fees. For international schools, start with [[phuket-schools-families-guide]] and pick the two or three that fit your child.

## What should I check before buying property in Nai Harn?

1. **Ownership and title.** The ownership tag on a listing is the seller's: 7 are tagged freehold only, 4 leasehold only, 1 (the house) company-name ownership and 1 has no tag. Confirm the real tenure on the title deed. For a freehold condo unit, confirm the building's foreign quota has room and how the purchase money must reach Thailand. See [[freehold-vs-leasehold-thailand]], [[foreign-property-ownership-thailand]], [[condo-foreign-quota-49-percent]], [[fet-form-foreign-exchange-transaction]] and [[leasehold-30-year-renewable]]. For a company-name listing, read [[thai-company-property-ownership]] first.
2. **Real position.** Most listings share the Houseviser map pin. Get the building's address, put it on a map, and check how far it is from the beach and which side of it it lies. Walk from the door to the beach, a shop and a taxi stand.
3. **Build state.** For any unit with no recorded state or completion year, ask the seller for the completion certificate and the building's registration. If a unit turns out not to be finished, read [[off-plan-vs-resale-thailand]], [[off-plan-payment-schedules-phuket]] and [[off-plan-investment-risks-phuket]].
4. **Building rules and fees.** Read the building's rules on letting, its accounts and its common-area fee history, and ask whether the juristic person keeps a sinking fund. See [[property-management-fees-phuket]].
5. **Letting.** Confirm the legal short-term-rental status of the specific building. See [[short-term-rental-license-thailand]] and [[airbnb-legality-thailand]]. For a long let, [[long-term-rental-contracts-thailand]] covers the contract.
6. **Routes.** Drive to the hospital, the school, the airport, your shops, Promthep Cape and Rawai at the hours you will use them. Time the hospital at night and in the busiest hour, and the school at drop-off and pick-up.
7. **Seasons.** Visit on a weekday morning and a weekend night, and in more than one season, including May to October, when the sea is too rough for swimming.
8. **Local government.** Put questions about the plot to the Rawai Subdistrict Municipality.
9. **Land records.** Have a lawyer confirm the land title against the record at the Department of Lands.
