# Nai Yang, Phuket: buying property and living beside Sirinat National Park

> Nai Yang listings are mostly small, ready one-bedroom apartments near a beach inside Sirinat National Park. See prices, rents and what to check

Nai Yang is a small apartment market beside a beach inside Sirinat National Park, 2.5 km straight-line from Phuket International Airport. Most listings are ready one-bedroom units in a few buildings, so you are choosing a unit and a title more than an area. Distances in this guide are straight lines between Houseviser map points, one point per location. For Mai Khao and Nai Yang together, see [[mai-khao-nai-yang-area-guide]]; for Phuket as a whole, [[phuket-buying-guide]] and [[phuket-districts-overview]].

## What is Nai Yang like to live in?

A beach inside a national park, an airport 2.5 km away and a short list of homes in a few buildings.

Sirinat National Park protects a 90 km² area that includes Nai Yang Beach. Mai Khao and Nai Yang are both sea turtle nesting beaches, and turtles come to lay eggs there between November and February.

The rainy south-west monsoon runs from May to September. The drier north-east monsoon runs from November to April. Rain is possible all year on this coast.

The airport is 2.5 km straight-line from the Nai Yang point. Aircraft noise at a given home depends on its position and windows.

## What property is for sale in Nai Yang, and what does it cost?

On 5 November 2026 Houseviser had 18 public Nai Yang listings: 17 apartments and 1 house. Almost all are compact, mostly ready and in a few buildings.

- **Size.** 2 studios, 13 one-bedroom units, 2 two-bedroom units and 1 three-bedroom house. Built area ran from 27 m² to 244 m², with a median of 36.75 m². Apartments ran from 27 m² to 80 m²; the 244 m² listing is the house.
- **Stage.** 15 were ready and 3 were under construction, all 3 in one building due in 2028. Completion years: 2019 (7), 2023 (1, the house), 2024 (3), 2026 (4) and 2028 (3).
- **Concentration.** 7 of the 18 sat in one building completed in 2019.
- **Sale or rent.** 14 were for sale and 7 for rent. 3 carried both a sale price and a rent, so 11 were sale-only and 4 rent-only.
- **Ownership tag.** 7 leasehold, 4 freehold, 7 with no tag.

In Houseviser's 1 November 2026 snapshot, 13 apartments in Nai Yang were listed for sale at asking prices from THB 2,800,000 to THB 11,000,000. The median was THB 3,950,000, or THB 105,495 per m².

- **Building by building.** With 7 of 18 listings in one building, the Nai Yang median mostly reflects that building's units.
- **Price per m².** Units run from 27 m² to 80 m², so two units at the same price can differ a lot per m².
- **One house.** It says nothing about house prices in Nai Yang. For a house or villa there is almost nothing to compare.
- **Ready units.** Most listings are built, so you can see the unit, the common areas and the building's upkeep before you pay.

For how this coast compares with the south of the island, see [[north-vs-south-phuket-property]].

## What is the rental market in Nai Yang like?

Nai Yang has a small set of asking rents. In Houseviser's 1 November 2026 snapshot, 7 Nai Yang apartments were listed for rent at THB 30,000 to THB 60,000 a month, with a median of THB 30,000. The October 2026 snapshot, the first with rents, also had 7 listings. These are asking rents, not signed leases, and they say nothing about occupancy.

Four of the 18 public Nai Yang listings carry a rental-programme tag: 3 hotel-management and 1 rental-management. The 3 hotel-management listings are the units under construction. A programme decides who lets the unit, who sets the rate, what you pay in fees and when you can use it. See [[rental-pool-programs-explained]] and [[property-management-fees-phuket]].

A yield is gross rent × occupancy × 365, less management, fees, tax and repairs ([[rental-yields-phuket]]). It needs signed comparable leases for the same building and size, the full cost stack (management, common-area fees, utilities, furniture replacement) and a manager on a contract; for long lets, see [[long-term-rental-contracts-thailand]]. In a building where many units are for sale or rent at once, you compete with your neighbours.

## What are the pros and cons of buying in Nai Yang?

Pros:

- The beach lies inside Sirinat National Park, a 90 km² area of land and sea.
- Sea turtles nest on Nai Yang beach from November to February.
- The airport is 2.5 km straight-line away.
- Layan (6.2 km) and Bang Tao (9.6 km) are to the south.
- A public community hospital in Thalang is about 8 km away.
- 15 of the 18 listings are ready.
- 18 listings in a small area make like-for-like comparison quick.

Cons:

- Almost every listing is a compact one-bedroom or studio apartment in a few buildings, and there is 1 house.
- 7 listings are tagged leasehold and 7 more carry no tag.
- The rental case rests on 7 asking rents and 4 programme tags, with no yield or occupancy figure.
- 3 of the 18 listings are not built yet, with completion due in 2028.
- The hospitals are 8 km or more away.
- The airport is close, so aircraft noise depends on the home's position.
- The national-park boundary adds a land-status check.

## Who is Nai Yang right for?

Nai Yang suits a buyer who wants a compact apartment near a national-park beach and will check the paperwork:

- A buyer who will use the unit for part of the year, or let it on a long lease, and wants a ready unit to inspect.
- A buyer who flies often and wants a base near the airport.
- A buyer on an apartment budget who is happy with one bedroom and about 27 m² to 80 m².
- A buyer who will verify the ownership tag on the title and read any rental-programme contract line by line.

## Who should not buy in Nai Yang?

For some buyers, Nai Yang might not be the right fit:

- A buyer who wants a villa or family house. Nai Yang has 1 house listed.
- A family that needs a proven international-school route.
- A buyer who wants daily services on foot.
- A buyer who wants a proven rental yield. There are asking rents, not yields.
- A buyer who needs a freehold condominium unit and has not checked the building's foreign quota. See [[condo-foreign-quota-49-percent]].

## Nai Yang vs Mai Khao: which is better for a buyer?

Nai Yang has more listings. On 5 November 2026 Houseviser had 18 public listings in Nai Yang and 4 in Mai Khao, 4.8 km to the north straight-line.

| | Nai Yang | Mai Khao |
|---|---|---|
| Public listings (5 Nov 2026) | 18 | 4 |
| Type | 17 apartments, 1 house | 3 apartments, 1 house |
| For rent | 7 | 0 |
| Under construction | 3 | 0 |
| Ownership tags | 7 leasehold, 4 freehold, 7 untagged | 2 leasehold, 2 freehold |
| Rental-programme tags | 4 | 0 |
| Straight-line to airport | 2.5 km | 2.4 km |
| Straight-line to Bang Tao | 9.6 km | 14.4 km |
| Straight-line to Thalang Hospital | about 8 km | 12.7 km |

All 4 Mai Khao listings are ready (completed in 2019, 2019, 2019 and 2021) and sit at one map point. Both sale samples are small.

Nai Yang has the widest choice of small apartments, units you can also rent out, and a shorter line south to Bang Tao and Thalang Hospital. Mai Khao has a very short list.

[[mai-khao-nai-yang-area-guide]] covers both together. For the nearest areas to the south, see [[layan-area-guide]] and [[bang-tao-area-guide]].

## Where is Nai Yang in Phuket?

Nai Yang is on Phuket's north-west coast, in Thalang district, and its beach lies inside Sirinat National Park. Thalang is a district in the north of Phuket province. It is separate from Mueang Phuket and Kathu, which it borders to the south. Phuket International Airport is also in Thalang district, in Mai Khao subdistrict.

Sirinat National Park lies "about 30 kilometres (19 mi) north of Phuket town on the coastal section surrounding Phuket International Airport". It has four main beaches: Hat Nai Thon, Hat Nai Yang, Hat Mai Khao and Hat Sai Kaeo. It covers about 90 km², of which 68 km² is marine and 22 km² is land. It was first called Nai Yang National Park, became a national park on 13 July 1981 and was renamed Sirinat National Park in 1992. Phuket people called it Hat Nai Yang National Park. The decree covered land in Mai Khao, Sakhu and Choeng Thale tambons of Thalang district.

On Houseviser, "Nai Yang" is a location with its own map point and its own listings. Straight-line distances from that point to each neighbour's point:

- Phuket International Airport: 2.5 km
- Nai Thon: 4.1 km
- Mai Khao: 4.8 km
- Layan: 6.2 km
- Thalang: 7.2 km
- Bang Tao: 9.6 km
- Patong: 21.3 km
- Phuket City: 23.9 km

Road distances are longer, and drive time depends on the hour.

All 18 public Nai Yang listings sit inside a box less than 1 km on a side.

## What are infrastructure, healthcare and schools like in Nai Yang?

The nearest of the three public hospitals is about 8 km straight-line from the Nai Yang point; none is in Nai Yang.

- **Thalang Hospital** is a government community hospital in Thalang district, about 8 km straight-line away.
- **Patong Hospital** is a government community hospital in Patong, Kathu district, about 21 km straight-line away. Its re-accreditation by the Healthcare Accreditation Institute (HA) is valid from 21 February 2026 to 20 February 2029.

International schools are covered island-wide in [[phuket-schools-families-guide]].

Phuket International Airport, 2.5 km straight-line away, is run by Airports of Thailand.

## What should I check before buying property in Nai Yang?

Each of these can stop a purchase, so check them in this order.

1. **Ownership and title.** The freehold or leasehold tag on a listing is the seller's description. Read the title deed with a lawyer and match it to the contract. Background: [[freehold-vs-leasehold-thailand]], [[foreign-property-ownership-thailand]] and [[condo-foreign-quota-49-percent]]. For a freehold condominium unit, plan the money transfer and its paperwork early: [[fet-form-foreign-exchange-transaction]].
2. **Land outside the park.** The Sirinat boundary is a legal line set by royal decree in 1981. Ask your lawyer to confirm, against the title document and the Land Office record, that the plot or building stands on titled land outside the national park. The Department of Lands is in Links below.
3. **Under-construction units.** For the 2028 building, read the payment schedule, the completion date and the penalties for delay, and look at the developer's record of delivering past buildings. See [[off-plan-payment-schedules-phuket]], [[off-plan-vs-resale-thailand]] and [[off-plan-investment-risks-phuket]].
4. **Rental terms.** If a listing carries a hotel-management or rental-management tag, get the full contract: fee split, owner-use days, length of term and exit. See [[rental-pool-programs-explained]] and [[property-management-fees-phuket]]. Confirm the legal status of short-term letting for that specific building: [[short-term-rental-license-thailand]] and [[airbnb-legality-thailand]].
5. **Routes.** Drive to the hospital, the school, the airport and the shops you will use, at the hours you will use them.
6. **Site visits.** Visit at flight times, at night and in both the rainy and dry halves of the year. Ask the building's juristic person (the owners' management body) about rules on pets, renovation and letting.
