# Phuket resale listings outpace completed transfers — Q2 2026

> REIC's Q2 2026 second-hand housing report shows Phuket resale listings up 21.1% year-on-year, while completed ownership transfers grew only 4.8-6.3% — the slowest of any top-10 province. Asking value rose 32.7%, mostly on unit growth: Phuket's per-unit asking price rose 9.4%, slower than the 17% national rate.

Phuket sellers are asking for more. Buyers are not closing at the same pace.

## Supply is growing faster than sales

Phuket's advertised second-hand housing supply reached **2,650 units** at the
end of Q2 2026, up **21.1%** year-on-year, with a combined asking value of
**฿24.656 billion**, up **32.7%**, according to the
[REIC national second-hand housing market report published 8 September 2026](https://www.reic.or.th/Upload/2026-09-08-reic-press-release-national-second-hand-housing-q2_106_1788853354_23485.pdf).
Average asking price per listed unit rose from **฿8.5 million to ฿9.3 million**.

Completed ownership transfers did not keep pace. Phuket recorded **1,905**
second-hand transfers in the quarter, up only **4.8%**, worth **฿5.89 billion**,
up **6.3%** — the lowest growth rate of any province in REIC's top-10 transfer
ranking. Phuket's share of national transfer value slipped from 5.5% to 4.7%.
REIC's own summary names Phuket as the province "starting to show signs of
slowdown."

## Confirmed figures and source dates

The report covers the quarter ended 30 June 2026 and was published 8 September
2026. Nationally, second-hand listings grew 6.1% in units and 24.9% in value
year-on-year, while completed transfers grew 24.0% in units and 22.9% in value —
both listings and transfers growing together at the national level.

## Who is affected

Owners listing resale villas and condos in Phuket are pricing ahead of what the
transfer data shows buyers are actually completing. Nationally, every other
top-10 transfer province — including Chiang Mai, Chonburi and Bangkok —
recorded double-digit transfer growth in the same quarter; Phuket's was
single-digit.

## What it may mean for Phuket property

A widening gap between rising asking prices and flat completed transfers is a
signal sellers and their agents should not ignore: Phuket's listing count is
outpacing its transfer count year-on-year. Quarter-on-quarter the same series

moved the other way — Phuket held 2,898 listed units in Q1 2026,
against 2,650 here, a roughly 8.6% sequential decline. Which price bands and
property types are behind either figure is not something this report breaks
out for Phuket (see below).

## What remains unknown

REIC's report does not break Phuket's transfer figures down by buyer
nationality or by company versus individual purchase, and it does not state
why transfer growth in the province lags the rest of the country. The
comparison in this report is unit-count and aggregate value only; it says
nothing about which price bands or property types within Phuket are moving and
which are not.
