Naiharn Baan Bua
Naiharn Baan Bua is an established gated villa estate in the Nai Harn / Rawai area at the southern tip of Phuket, Thailand, a short distance from Nai Harn Beach. It is developed by All About Residence Co., Ltd. (Nai Harn Baan-Bua Development), a local developer that began the estate in 1999. Rather than a single project, it is a master estate built out in phases over more than two decades, organised into several distinct sub-villages, each with its own architectural theme. The sub-villages include Baan Bua I and II (Thai-Balinese custom villas), Baan Pratum (Thai-Balinese canal pool villas), Baan Pattama (Thai-contemporary canal villas), Baan Boondharik I and II (modern Zen villas), Baan Varij (gallery loft design), and Baan Komuth (courtyard loft villas). The first phase opened around 1999-2004 with a roughly 22-rai parcel of about 12 villas, and the developer has since extended the estate across roughly 150-200 rai with 100-plus villas in total. Completion dates span the lifetime of the estate, from the early-2000s original phases through later phases such as Baan Varij (2019) and Baan Komuth (2025). The villas are detached pool homes that typically range from 2 to 4 bedrooms, with plot sizes from a few hundred up to roughly 2,300 sq.m and built areas reaching several hundred square metres in the larger types. Homes generally feature private swimming pools or share landscaped water features within the sub-village, set in a tropical-garden, gated community with on-site security and estate management. The developer's operations are split across land development, construction, sales and rental, and property management.
