Prices of new condominiums in Bangkok and two neighbouring provinces rose 0.1% in the third quarter of 2026, and new landed houses in Bangkok and three neighbouring provinces rose 0.2%, the Real Estate Information Center (REIC) said on 12 October 2026. Condo developers add gifts and cash discounts, landed-house developers gifts rather than price cuts; REIC measures price net of promotions.
Bangkok-area housing developers' current-conditions index rose back above 50 in Q3 2026, but the sales sub-index fell to 42.3, the Real Estate Information Center (REIC) reported on 8 October. New condo prices, which REIC measures net of promotions, rose 2.2% year on year and estate-house prices 0.2%; developers clear stock with gifts, cash discounts and free transfer-day costs.
A Phuket townhouse registered as a condominium unit gives the buyer the unit and a co-owned share of the common property, land included, by floor area. Whether the garden, pool or parking is for that buyer's use alone is a separate question the registration must answer.
Building a standard house in Bangkok cost 1.5% more in the third quarter of 2026 than in the second, and 2.1% more than a year earlier, the highest level in the Real Estate Information Center's 15-quarter chart. Concrete products rose 13.2% on the quarter, and REIC says developers may not be able to pass the whole cost on to buyers.
Phuket's September 2026 was flat, not weak: the accommodation occupancy rate was 66.32%, against 65.84% a year earlier, and total visitors rose 0.14% on more Thai visitors. Foreign visitors fell 1.34% and visitor revenue fell 1.05%, according to the Ministry of Tourism and Sports.
Thailand had 2,000,339 foreign arrivals in September 2026, 10.5% fewer than a year earlier, and Malaysia, India, South Korea and Indonesia together lost more arrivals than the whole fall. China and Russia grew, according to the Ministry of Tourism and Sports. Most of the top nationalities in the Real Estate Information Center's foreign condo transfer-value ranking held their arrivals for the year.
Nationwide home transfers grew in every price band up to ฿7.5m in the first half of 2026 and fell in both bands above it, the Real Estate Information Center reported on 30 September. Condo building permits also dropped by half in Q2, after a Q1 that doubled.
Phuket's accommodation occupancy rate beat the year before in July (74.15%) and August (70.01%), the first gains since February. Visitor numbers and visitor revenue were still lower than in 2025, in August and for January–August, according to the Ministry of Tourism and Sports.
More than 3,000 people in the Khok Tanod community in Chalong, Phuket, face eviction lawsuits over land a private party claims to own. On 21 September 2026 they asked the province for help, and officials said they cannot overturn the courts.
In Bangkok and five nearby provinces, new condo sales rose 19.5% year on year in Q2 2026 while new house and townhouse sales fell 11.4%, the Real Estate Information Center (REIC) reported on 22 September. At the current pace, condo stock would sell down in about 39 months and low-rise stock in about 67. Developers cut low-rise launches 28.6%.
EXAT has sent a revised design for the Phuket expressway to the Ministry of Transport, with the Phase 1 tunnel narrowed from 17 m to 14 m. The revised plan is expected to go to Cabinet around December 2026, construction is planned from October 2027, and opening is targeted for October 2031. The revised design and the new timetable still await a Cabinet decision, and no contractor has been chosen.

The Bank of Thailand's brief, published 18 August 2026, put loan growth at 2.0% year on year, up from 0.2% in the first quarter, driven primarily by large corporate borrowing. Consumer loans still contracted slightly, held down by auto loans; mortgage loans grew about 1.0%. Household debt eased to 85.9% of GDP in Q1; its slight growth came from savings cooperatives and state lenders.
AREA's 2026 field survey puts ฿176,538 million of new residential and resort units on Phuket's market this year — ahead of Chonburi and Rayong — with 85% of all island stock already sold and Thalang carrying more than half the resort-condo value.
REIC's Q2 2026 second-hand housing report shows Phuket resale listings up 21.1% year-on-year, while completed ownership transfers grew only 4.8-6.3% — the slowest of any top-10 province. Asking value rose 32.7%, mostly on unit growth: Phuket's per-unit asking price rose 9.4%, slower than the 17% national rate.
The Department of Business Development (DBD) published Land Department records as of 4 September 2026. Of 123,542 supervised juristic persons holding title deeds, 36,277 have foreign shareholders. The province lists name Bangkok, Chonburi, Samut Prakan and six others — Phuket is on none of them, and that is a fact about corporate freehold, not about foreign money in Phuket property.
Somchat Techathaworncharoen did not appear before Thailand's DSI on September 7 as scheduled. He asked to delay to late September, citing parliamentary sessions and fieldwork; DSI's investigating team said the full extension was unlikely and was weighing an earlier date instead, and noted his appearance has now slipped more than once. He denies wrongdoing; no charge has been filed.
Thailand's DTV must now be filed at the Thai mission for the applicant's country of nationality or permanent residence. The rule took effect 31 August 2026. It closes the third-country route remote workers used to reach this five-year visa.
The Ministry of Tourism and Sports' preliminary August count, published 1 September 2026, shows foreign arrivals down 3.1% year to date. Phuket's own occupancy, visitor numbers and revenue fell over the same stretch through July, even as Chinese arrivals rebounded nationally and Russian arrivals held almost flat.
Thailand's Justice Minister confirmed on September 2 that a second DSI summons reached Phuket MP Somchat Techathaworncharoen after a first attempt went undelivered, setting a September 7 appearance before DSI over his role in Phuket property-holding companies with foreign partners. He denies wrongdoing and denies evading the first summons.
On 31 August Thailand's Royal Gazette published Interior Ministry notices cutting the 93-country, 60-day visa exemption to 30 days for most nationalities (15 days for two, visa-on-arrival for three), effective 15 September 2026. For a Phuket owner or long-term renter, this halves the visa-free stay — deeper for the 15-day countries, gone for the three moving to visa-on-arrival.
On 27 August the Real Estate Information Center reported 167,665 nationwide title transfers in the first half of 2026, up 17.6% year on year, with transfer value at ฿429.8bn. Russian condo transfer value rose sharply in Phuket and Chonburi while overall foreign condo transfers fell. Fee-cut relief runs to mid-2027.
A Phuket MP faced public allegations of acting as a nominee for foreign shareholders across a network of companies reported to hold land and condominium units. He denied wrongdoing and went to Thailand's Department of Special Investigation on August 20 before any summons was issued; his own party says DSI let his name circulate first.
On 14 August the National Tourism Policy Committee considered draft principles and a draft collection notification and sent them to the prescribed public-hearing process. Ministers have been quoted putting the rate at ฿450, air arrivals first. Hearing dates, Cabinet, and the exemption list are still unpublished.
