Phuket resale listings outpace completed transfers — Q2 2026

REIC's Q2 2026 second-hand housing report shows Phuket resale listings up 21.1% year-on-year, while completed ownership transfers grew only 4.8-6.3% — the slowest of any top-10 province. Asking value rose 32.7%, mostly on unit growth: Phuket's per-unit asking price rose 9.4%, slower than the 17% national rate.

Thailand opens its company land-holding data: Phuket is in no band's top five provinces

The Department of Business Development (DBD) published Land Department records as of 4 September 2026. Of 123,542 supervised juristic persons holding title deeds, 36,277 have foreign shareholders. The province lists name Bangkok, Chonburi, Samut Prakan and six others — Phuket is on none of them, and that is a fact about corporate freehold, not about foreign money in Phuket property.

Phuket MP asks DSI to push nominee-case questioning back to late September

Somchat Techathaworncharoen did not appear before Thailand's DSI on September 7 as scheduled. He asked to delay to late September, citing parliamentary sessions and fieldwork; DSI's investigating team said the full extension was unlikely and was weighing an earlier date instead, and noted his appearance has now slipped more than once. He denies wrongdoing; no charge has been filed.

Second DSI summons reaches Phuket MP; appearance set for September 7

Thailand's Justice Minister confirmed on September 2 that a second DSI summons reached Phuket MP Somchat Techathaworncharoen after a first attempt went undelivered, setting a September 7 appearance before DSI over his role in Phuket property-holding companies with foreign partners. He denies wrongdoing and denies evading the first summons.

Thailand cuts visa-exempt stays from 60 days to 30, effective 15 September

On 31 August Thailand's Royal Gazette published Interior Ministry notices cutting the 93-country, 60-day visa exemption to 30 days for most nationalities (15 days for two, visa-on-arrival for three), effective 15 September 2026. For a Phuket owner or long-term renter, this halves the visa-free stay — deeper for the 15-day countries, gone for the three moving to visa-on-arrival.

Phuket MP denies foreign-nominee allegation, volunteers to meet DSI

A Phuket MP faced public allegations of acting as a nominee for foreign shareholders across a network of companies reported to hold land and condominium units. He denied wrongdoing and went to Thailand's Department of Special Investigation on August 20 before any summons was issued; his own party says DSI let his name circulate first.

Thailand's construction growth fell to 0.1% while private investment hit a 54-quarter high

NESDC's national accounts of 17 August put construction sector growth at 0.1% for April–June 2026, down from 6.2% in the first quarter. Private construction grew 1.1%, held back by slower residential and non-residential building, while private investment rose 13.4% on machinery. Thailand's Q2: 4.4% fewer foreign visitors, 10.2% more revenue from them

The national accounts NESDC released on 17 August put international arrivals at 6.557 million in the second quarter of 2026, down 4.4% year on year, while receipts from those visitors rose 10.2% to ฿347 billion. Origin's Phuket buyers are mostly Russian — national data shows the same shift

Origin Property's own disclosed Phuket buyer mix — Russia dominant, China rare — is one company's snapshot, not an island-wide count. REIC's separate national Q1 2026 data independently shows Chinese demand retreating and Russian demand growing. The same weeks, Thailand tightened registration checks for specified company filings involving foreign investment or signing authority.
