What is Nai Thon like to live in?
The sea sets the pace at Nai Thon. The beach is inside a national park, and the water can be dangerous for half the year.
On 15 May 2026, at about 18:30, a man was believed to have been swept out at Nai Thon Beach in rough monsoon waves reported at more than 2 metres. Red flags had been up along the beach all day to prohibit swimming. The beach is known for dangerous rip tides. On 11 July 2026 two British tourists got into difficulty despite red-flag warnings. They were rescued and taken to Thalang Hospital. Lifeguards are stationed at the beach.
The south-west monsoon season runs from May to October. Large waves and rip currents can make swimming very dangerous, and a red flag means do not swim. For about half the year the beach near either home is not a daily swim.
Rain falls from May to September in the south-west monsoon. The drier north-east monsoon runs from November to April. Rain is possible all year on this coast.
The beach is also a nesting site. Mai Khao and Nai Yang beaches are both sea turtle nesting areas, and between November and February sea turtles come to lay eggs on these beaches. At Nai Thon a leatherback turtle nested on 10 January 2020, opposite Ban Nai Thon School. Officials counted 104 eggs, 92 good and 12 bad. Nai Thon is a community beach that is hard to manage and the sea may flood the nest, so the eggs were moved to the beach in front of Sirinat National Park, where an enclosure was built and guarded for about 60 days. Nesting is not guaranteed on any night.
What property is for sale in Nai Thon, and what does it cost?
On 6 November 2026 Houseviser had two public listings in Nai Thon. Both were ready, both were for sale and both carried a leasehold tag only. Neither was for rent.
- The house. 3 bedrooms, 260 m² of built area, 300 m² of land, completed in 2023, asking THB 14,300,000.
- The apartment. 37.1 m², completed in 2025, asking THB 6,505,500.
In Houseviser’s 1 November 2026 snapshot each is the only listing in its sale cell. That puts the house at THB 55,000 per m² and the apartment at THB 175,350 per m², and both cells sit below Houseviser’s five-listing low-sample line. The same two sale cells appear in every monthly snapshot since August 2026, and the house cell since June 2026.
One listing per type gives no Nai Thon median. A 260 m² house with land and a 37.1 m² unit cannot be compared per m².
To value either home you need comparables from outside Nai Thon: Layan, 2.7 km to the south, and Nai Yang, 4.1 km to the north. Compare a house with houses, an apartment with apartments of similar size and age.
An ownership tag is the seller’s description; the title decides. What is the rental market in Nai Thon like?
There is no local rent to quote. On 6 November 2026 neither of the 2 public listings was for rent, and neither carried a rental-programme tag.
For short-term rental, gross rent is the nightly rate × occupancy × 365. For a long-term lease, it is the monthly rent × 12. Net yield is that gross minus management, fees, tax and repairs, divided by the price. Rental yields in Phuket — what investors actually earn sets out the method.
- Rent. Signed comparable leases, with dates. An advertised rent is not a signed one.
- Legal status. Whether the building and the home may legally be let short term. Short-term rental in Thailand — Hotel Act 2004 reality and Phuket enforcement and Is Airbnb legal in Thailand? Not for most condos and villas set out the rules.
- Costs. The common-area fee, the management fee and the last year of bills. Property management fees in Phuket — what to expect for short-term and long-term rental lists the usual cost lines.
- Who manages. If a manager or a pool runs the letting, read the contract. Rental pool and guaranteed return programs in Phuket — how they actually work explains how pools split income.
- Long lets. For a yearly tenant, Long-term rental contracts in Thailand — landlord and tenant essentials covers the lease terms.
- Exit. Who the next tenant or buyer is likely to be, and how long a resale took nearby.
A guest cannot count on swimming days from May to October, so nightly rate and occupancy should allow for that. October and early November can still bring rain, and boat operators sometimes hold back when the waves run high. The dry season should settle in by December. Rental yields in Phuket — what investors actually earn treats November to April as Phuket’s high season and May to October as its low season.
What are the pros and cons of buying in Nai Thon?

- Lifeguards are stationed at the beach.
- Layan is 2.7 km and Nai Yang 4.1 km away, for comparables and services.

- The park boundary is a legal line you must confirm, and titles inside the park have been revoked.
- Two listings, one per type, do not describe a market, and both price cells are low-sample.

- With no rent listing and no rental-programme tag, a rental case starts from scratch.
- The tambon has primary schools only.
Who is Nai Thon right for?
Nai Thon suits a buyer who wants a ready house or apartment near a national-park beach on the west coast and will judge one home on its own merits. It suits someone who will bring comparables in from Layan and Nai Yang, read a leasehold contract line by line, confirm the park boundary before paying, and visit in both seasons.
Who should not buy in Nai Thon?
For some buyers, Nai Thon might not be the right fit:
- A buyer who wants a wide choice. Houseviser had 2 public listings here on 6 November 2026.
- A buyer who wants to swim from the beach all year. Rip currents can make swimming very dangerous in the May to October monsoon season.
- A buyer who wants a proven rental yield. Neither listing is for rent.
- A buyer who needs a freehold title. Both listings carry a leasehold tag.
- A family that needs a secondary school in the tambon. The tambon has primary schools only.
- A buyer who wants daily services on foot.
Nai Thon vs Layan: which is better for a buyer?
Layan has more listed choice and some rent evidence. Nai Thon has two listings, a beach inside the park and no rent evidence. The two Houseviser points are 2.7 km apart, straight-line.

Where is Nai Thon in Phuket?
Nai Thon is in Sakhu subdistrict (tambon) of Thalang district, on the island’s west coast. Ban Nai Thon is Moo 4, one of Sakhu’s five villages. Sakhu’s two sand beaches are Nai Thon and Nai Yang, so the two share a tambon. Mai Khao, further north, is a separate tambon.
Thalang is a district in the north of Phuket province. Phuket International Airport is in Thalang district, and the main road, Highway 402, runs from the Sarasin Bridge over the Pak Prah Strait to Phuket City.
The beach belongs to Sirinat National Park. The park’s four main beaches are Hat Nai Thon, Hat Nai Yang, Hat Mai Khao and Hat Sai Kaeo. The park covers 56,250 rai, about 90 km², of which 68 km² is marine and 22 km² is land. It became a national park on 13 July 1981 as Nai Yang National Park and was renamed Sirinat National Park in 1992. Nai Thon, Nai Thon Noi and the beach at Ao Hin Kruai are short sand beaches between steep headlands.
On Houseviser, “Nai Thon” is a map point plus the listings tagged to it. It is not an official boundary and not a park boundary. The point lies between Layan to the south and Nai Yang to the north, and the beach is 0.2 km from it. Straight-line distances from the point, each measured to that location’s own Houseviser point, not to a beach or a town centre:
- Layan: 2.7 km
- Nai Yang: 4.1 km
- Bang Tao: 6.4 km
- Thalang: 6.7 km
- Phuket International Airport: 6.6 km
- Surin: 8.6 km
- Mai Khao: 8.7 km
- Kamala: 11.9 km
- Patong: 18.0 km
- Phuket City: 21.9 km
Road distances are longer.
What are infrastructure, healthcare and schools like in Nai Thon?
Thalang Hospital is 7.6 km away, the schools in the tambon are primary only, and the airport is 6.6 km away, all straight-line from the Houseviser point.
- Thalang Hospital is a public community hospital, 7.6 km from the Houseviser point. It took the two tourists rescued at Nai Thon in July 2026.
- Patong Hospital is 18.1 km away. Its re-accreditation survey period runs from 21 February 2026 to 20 February 2029.
- Vachira Phuket Hospital is 21.2 km away. Its re-accreditation is valid from 13 February 2024 to 12 February 2027.
Sakhu tambon has three schools, all public primary schools under the Phuket Primary Educational Service Area Office: Ban Nai Thon School, Ban Sakhu School and Wat Mongkhon Wararam School. Ban Nai Thon School stands opposite the beach. Sakhu has no secondary school. Secondary schools sit in neighbouring tambons, for example Mueang Thalang School in Thep Krasattri and Cherngtalay Wittayakhom in Cherngtalay. Ask each school which addresses it serves, what language classes are taught in and whether it takes foreign pupils.
UWC Thailand teaches the International Baccalaureate (IB) continuum from Pre-Kindergarten to Grade 12, with day and boarding places, at 115/15 Moo 7, Thepkasattri, Thalang. It is about 8.2 km from the Houseviser Nai Thon point. Phuket international schools and family districts guide covers the island-wide picture.
Phuket International Airport, run by Airports of Thailand, is 6.6 km from the Houseviser point.
What should I check before buying property in Nai Thon?
Check the title, the park boundary and the real address before anything else.
- Ownership and title. Confirm the ownership type against the title deed with a lawyer. For a leasehold, read the term and the renewal wording, and ask your lawyer whether and how the lease is registered at the Land Office (Freehold vs leasehold property in Thailand — what's the difference and which to choose explains lease registration). For a condominium unit bought with money from abroad, see FET — the bank paper that proves your condo money came from abroad.
- Outside the park. Have a lawyer confirm against the title deed and the Land Office record that the plot or building stands on titled land outside Sirinat National Park. Where the boundary is in doubt, ask the Department of National Parks, Wildlife and Plant Conservation (DNP). Titles have been challenged before. In May 2015 the park chief said land surveys had confirmed encroachment on 1,035 rai of the park. In October 2021 a Criminal Court revoked the title deeds of three defendants for 93 rai of Phuket land found to be inside the park and forest, and acquitted two defendants who were only buyers. Neither case concerns Nai Thon.
- Local rules. Ask the Sakhu Subdistrict Administrative Organisation (the local government) and the DNP what rules apply to building or renovating on the plot.
- Real address. The house’s map pin sits about 1.8 km from the Houseviser Nai Thon point, the apartment’s about 0.14 km. Open each listing’s map, check the real distance to the beach, then get the home’s real address and look at it on the ground.
- Building papers. Ask your lawyer which building papers to request, such as the completion certificate and the building registration. For the apartment, ask the building’s juristic person (the owners’ management body) for the building rules, including pets, renovation and letting, and for the common-area fee. See Property management fees in Phuket — what to expect for short-term and long-term rental. Ask the seller for the last year of utility bills.
- Routes. Drive to the shops, pharmacy, clinic, hospital, school and airport you would use, at the hours you will use them. For the hospital, go at night and at rush hour. For the school, go at school hours in both directions.
- Site visits. Visit in both halves of the year, May to September and November to April, and watch the beach flags each time. Stand in the bedroom and on the terrace at the times of day you would be home.

Frequently asked questions
Where is Nai Thon in Phuket and what is it next to?
Nai Thon is a beach and village on Phuket's west coast, in Sakhu subdistrict (tambon) of Thalang district. Its beach is one of the four main beaches of Sirinat National Park. From the Houseviser Nai Thon map point, Layan is 2.7 km to the south, Nai Yang 4.1 km to the north and Phuket International Airport 6.6 km away, all straight-line. Road distances are longer. Houseviser's Nai Thon is a map point and the listings tagged to it, not an official boundary.
Is Nai Thon beach inside a national park, and what does that mean for a buyer?
Yes. Hat Nai Thon is one of the four main beaches of Sirinat National Park, which became a national park on 13 July 1981. A beach inside the park does not show where the park boundary runs behind it, and that boundary is a legal line. Ask a lawyer to confirm against the title deed and the Land Office record that the plot or building stands on titled land outside the park, and ask the Department of National Parks, Wildlife and Plant Conservation (DNP) where the line is in doubt. Thai courts have revoked title deeds for land found to be inside Sirinat National Park.
Can you swim at Nai Thon beach all year?
No. The south-west monsoon season runs from May to October, rip currents can make swimming very dangerous, and a red flag on a beach means do not swim. In May 2026 a man was believed to have been swept out at Nai Thon in waves reported at more than 2 metres while red flags were up. In July 2026 two British tourists were rescued after entering red-flag water at the beach, where lifeguards are stationed. Check the flags every time you arrive.
What property is for sale in Nai Thon and how much does it cost?
On 6 November 2026 Houseviser had 2 public listings in Nai Thon, both ready and both for sale. One is a 3-bedroom house with 260 m² of built area on 300 m² of land, completed in 2023 and listed at THB 14,300,000. The other is a 37.1 m² apartment completed in 2025 and listed at THB 6,505,500. Both carry a leasehold tag. In the 1 November 2026 snapshot each is the only listing in its cell, below Houseviser's five-listing low-sample line, so these are the asking prices of one house and one apartment, not a market median.
Is Nai Thon good for rental income?
There is no local rent to quote. On 6 November 2026 neither of Houseviser's 2 public Nai Thon listings was for rent, and neither carried a rental-programme tag. Gross rent is the nightly rate × occupancy × 365 for short stays, or the monthly rent × 12 for a lease. Take off management, fees, tax and repairs and divide by the price. Base the rent on signed comparable leases, as Rental yields in Phuket — what investors actually earn explains.
Are there schools and a hospital near Nai Thon?
Sakhu tambon has three public primary schools, including Ban Nai Thon School opposite the beach, and no secondary school. UWC Thailand, an International Baccalaureate (IB) school from Pre-Kindergarten to Grade 12, is about 8.2 km straight-line from the Houseviser Nai Thon point. Thalang Hospital, a public community hospital, is 7.6 km straight-line away. Ask each school about places and teaching language.
Nai Thon or Layan, which suits a buyer?
Layan has more listed choice and some rent evidence. On 6 November 2026 Houseviser carried 19 public listings in Layan, 2 of them for rent, against 2 in Nai Thon, neither for rent. All Nai Thon tags are leasehold, while Layan's split 9 freehold, 9 leasehold and 1 untagged. The two Houseviser points are 2.7 km apart, straight-line.
Can a foreigner own property in Nai Thon?
It depends on the title and, for a condominium unit, on the building's foreign quota, not on the area. Both of Houseviser's Nai Thon listings carry a leasehold tag, which is the seller's description. Have a lawyer check the title. The rules are in The 49% foreign quota in Thai condos — how it actually works, Freehold vs leasehold property in Thailand — what's the difference and which to choose and Foreign property ownership in Thailand — what you can and cannot own.
