What is Nai Yang like to live in?
A beach inside a national park, an airport 2.5 km away and a short list of homes in a few buildings.
Sirinat National Park protects a 90 km² area that includes Nai Yang Beach. Mai Khao and Nai Yang are both sea turtle nesting beaches, and turtles come to lay eggs there between November and February.
The rainy south-west monsoon runs from May to September. The drier north-east monsoon runs from November to April. Rain is possible all year on this coast.
The airport is 2.5 km straight-line from the Nai Yang point. Aircraft noise at a given home depends on its position and windows.
What property is for sale in Nai Yang, and what does it cost?
On 5 November 2026 Houseviser had 18 public Nai Yang listings: 17 apartments and 1 house. Almost all are compact, mostly ready and in a few buildings.
- Size. 2 studios, 13 one-bedroom units, 2 two-bedroom units and 1 three-bedroom house. Built area ran from 27 m² to 244 m², with a median of 36.75 m². Apartments ran from 27 m² to 80 m²; the 244 m² listing is the house.
- Stage. 15 were ready and 3 were under construction, all 3 in one building due in 2028. Completion years: 2019 (7), 2023 (1, the house), 2024 (3), 2026 (4) and 2028 (3).
- Concentration. 7 of the 18 sat in one building completed in 2019.
- Sale or rent. 14 were for sale and 7 for rent. 3 carried both a sale price and a rent, so 11 were sale-only and 4 rent-only.
- Ownership tag. 7 leasehold, 4 freehold, 7 with no tag.
In Houseviser’s 1 November 2026 snapshot, 13 apartments in Nai Yang were listed for sale at asking prices from THB 2,800,000 to THB 11,000,000. The median was THB 3,950,000, or THB 105,495 per m².
- Building by building. With 7 of 18 listings in one building, the Nai Yang median mostly reflects that building’s units.
- Price per m². Units run from 27 m² to 80 m², so two units at the same price can differ a lot per m².
- One house. It says nothing about house prices in Nai Yang. For a house or villa there is almost nothing to compare.
- Ready units. Most listings are built, so you can see the unit, the common areas and the building’s upkeep before you pay.
For how this coast compares with the south of the island, see North vs South Phuket property — a practical buyer comparison.
What is the rental market in Nai Yang like?
Nai Yang has a small set of asking rents. In Houseviser’s 1 November 2026 snapshot, 7 Nai Yang apartments were listed for rent at THB 30,000 to THB 60,000 a month, with a median of THB 30,000. The October 2026 snapshot, the first with rents, also had 7 listings. These are asking rents, not signed leases, and they say nothing about occupancy.
Four of the 18 public Nai Yang listings carry a rental-programme tag: 3 hotel-management and 1 rental-management. The 3 hotel-management listings are the units under construction. A programme decides who lets the unit, who sets the rate, what you pay in fees and when you can use it. See Rental pool and guaranteed return programs in Phuket — how they actually work and Property management fees in Phuket — what to expect for short-term and long-term rental.
A yield is gross rent × occupancy × 365, less management, fees, tax and repairs (Rental yields in Phuket — what investors actually earn). It needs signed comparable leases for the same building and size, the full cost stack (management, common-area fees, utilities, furniture replacement) and a manager on a contract; for long lets, see Long-term rental contracts in Thailand — landlord and tenant essentials. In a building where many units are for sale or rent at once, you compete with your neighbours.

What should I check before buying property in Nai Yang?
Each of these can stop a purchase, so check them in this order.
- Ownership and title. The freehold or leasehold tag on a listing is the seller’s description. Read the title deed with a lawyer and match it to the contract. Background: Freehold vs leasehold property in Thailand — what's the difference and which to choose, Foreign property ownership in Thailand — what you can and cannot own and The 49% foreign quota in Thai condos — how it actually works. For a freehold condominium unit, plan the money transfer and its paperwork early: FET — the bank paper that proves your condo money came from abroad.
- Land outside the park. The Sirinat boundary is a legal line set by royal decree in 1981. Ask your lawyer to confirm, against the title document and the Land Office record, that the plot or building stands on titled land outside the national park. The Department of Lands is in Links below.
- Under-construction units. For the 2028 building, read the payment schedule, the completion date and the penalties for delay, and look at the developer’s record of delivering past buildings. See Off-plan payment schedules in Phuket — what is normal, what is predatory, Off-plan vs resale property in Thailand — risk profiles, payment schedules, when each makes sense and Off-plan investment risks in Phuket — what foreign buyers actually face.
- Rental terms. If a listing carries a hotel-management or rental-management tag, get the full contract: fee split, owner-use days, length of term and exit. See Rental pool and guaranteed return programs in Phuket — how they actually work and Property management fees in Phuket — what to expect for short-term and long-term rental. Confirm the legal status of short-term letting for that specific building: Short-term rental in Thailand — Hotel Act 2004 reality and Phuket enforcement and Is Airbnb legal in Thailand? Not for most condos and villas.
- Routes. Drive to the hospital, the school, the airport and the shops you will use, at the hours you will use them.
- Site visits. Visit at flight times, at night and in both the rainy and dry halves of the year. Ask the building’s juristic person (the owners’ management body) about rules on pets, renovation and letting.
