Kata is part of Karon subdistrict on Phuket’s west coast, not a subdistrict of its own. On 6 November 2026 Houseviser had 4 public Kata listings, all apartments for sale, and two of the four are not yet built. Houseviser’s “Kata” is a map point between the two bays plus the listings tagged to it. Distances in this guide run from that point, in a straight line. General background is in Buying property in Phuket — complete guide for foreign buyers and Phuket districts overview — every area compared for foreign property buyers.

What is Kata like to live in?
Kata has two beaches, Kata Yai and Kata Noi, with Wat Kata in the area. Kata Beach is also a favourite of surfboard riders. The Karon Viewpoint stands beside the coast road towards Laem Phromthep and looks over Kata Noi, Kata and Karon beaches in turn. The rainy season runs from April to November and the hot season from December to March.
Highway 4028 (Patak Road) runs from the Chalong five-way junction over the hills to Kata and on to the Karon roundabout. The coast road was once Highway 4233. A 2023 road list puts it under Highway 4030, and the municipality’s viewpoint page still prints 4233, so you may see either number.
- The map point is not a place. It sits between the two bays. “Near the beach” depends on the address, and the nearer bay may not be the one you expect.
- The pins are not reliable. Of the 4 Kata listings, one carries exactly the Kata point and one exactly the Karon point, 3.2 km away. The other two lie 1.0 km and 1.5 km from the Kata point.
What property is for sale in Kata, and what does it cost?
On 6 November 2026 Houseviser had 4 public listings in Kata: apartments, all for sale, each in a different project.
- Size. Built areas are 29.4 m², 37.0 m², 100.0 m² and 116.0 m²: a studio, a one-bedroom unit and two two-bedroom units.
- Build state. Two are ready and two are under construction. One ready unit was completed in 2014; the other has no year recorded. Both unfinished units record 2027.
- Ownership tags. The two ready apartments carry a freehold tag and the two unfinished ones a leasehold tag. No Kata listing records a land title type.
- Rental programme. One of the 4 listings carries a rental-programme tag (rental management). Three carry none.
In the 1 November 2026 snapshot, the 4 sale apartments in Kata had asking prices from THB 4,350,000 to THB 25,000,000, with a median of THB 8,390,000. That is too small a sample for a market figure: it holds fewer than 5 listings. It has no house, land or rent cell.
The median also moved during 2026 because the set changed, not because prices did. The apartment cell held 2 listings from June to August, 3 in September and 4 since October.
The four units differ in size by a factor of four, in build state and in tenure tag, so the median is not the price of an apartment in Kata. Compare a unit with others of the same size, age and tenure, across Kata and its neighbours. If none of the four fits, widen the search to Karon or Chalong.
What is the rental market in Kata like?
On 6 November 2026 none of Houseviser’s 4 public Kata listings is for rent, and one carries a rental-programme tag (rental management). A rental case in Kata starts from the building and the street, not from a listing. Ask for:
- Comparable earnings. Signed leases or booking statements for similar units in the same building or street. A projected figure on a sales sheet is not evidence.
- Short-term letting. Whether the building and the unit may legally be let for short stays. Short-term rental in Thailand — Hotel Act 2004 reality and Phuket enforcement and Is Airbnb legal in Thailand? Not for most condos and villas set out the rules.
- Holding costs. Common-area fees, management fees, furniture replacement, insurance, utilities in empty months and tax. Property management fees in Phuket — what to expect for short-term and long-term rental lists what to expect.
- Management. If a programme is offered, read the agreement: the split, the fees, owner use and the exit. Rental pool and guaranteed return programs in Phuket — how they actually work explains how pools work. For a long let, see Long-term rental contracts in Thailand — landlord and tenant essentials.
- Resale. A leasehold unit’s remaining term changes what the next buyer will pay. See Thailand leasehold 30-year renewal is not guaranteed.
Gross income for a short let is rent × occupancy × 365, less every cost above, with rent and occupancy taken from signed comparables, as Rental yields in Phuket — what investors actually earn frames it.
What are the pros and cons of buying in Kata?
Pros
- Kata sits in a subdistrict with its own municipality, whose office is on Kata Road and which can answer questions about a plot.
- Two bays, Kata Yai and Kata Noi, and the island of Koh Pu.
- Karon 3.2 km, Nai Harn 4.1 km, Rawai 4.5 km and Chalong 5.3 km from the Houseviser point in a straight line.
- Chalong Hospital 4.6 km and Patong Hospital 9.1 km from the point in a straight line.
- Only 4 listings, all apartments: you can read every one and compare one building type.
- Two units are ready (one completed 2014, one with no year recorded) and can be seen before you pay.
Cons
- Only 4 public listings, and the price cell is low sample.
- Two of the four are not built (2027), in two different projects.
- The pins do not locate units: one sits on the Kata point and one on the Karon point.
- The Houseviser point sits between two bays, so “near the beach” has to be proved per address.
- Kata is not a legal area; a listing’s “Kata” label can differ from the land office’s record.
- No rent listing, so a rental case starts from scratch.
- No private or international-named school is listed in the subdistrict.
- Shops, transport and services need your own test on the ground.
- The coast road has two numbers (4233 and 4030).
Who is Kata right for?
Kata fits a buyer who wants an apartment near its two bays and will check a very short list one unit at a time.
- A buyer who will read each of the four listings and check each title, permit and project.
- A buyer comfortable with a leasehold tenure, if the term, the renewal and the exit are in the contract.
- A buyer who accepts that Kata is part of Karon subdistrict on paper and will confirm the real address.
- A buyer who can wait for an unfinished unit and can read an off-plan contract.
Who should not buy in Kata?
For a buyer who wants a wide choice of units, Kata might not be the right fit: it has 4 listings, against 68 for sale in Karon. It also rules out:
- A buyer who wants a house or villa: none is listed in Kata.
- A buyer who wants a proven rental yield: there is no rent listing to compare against.
- A buyer who wants to move in now: two of the four units are unfinished.
- A family that needs a verified curriculum: the three schools in the subdistrict are Thai public schools.
- A buyer who needs a freehold condominium unit and will not check the foreign quota and the title.
Kata vs Karon: which is better for a buyer?
Neither is better in general; Karon gives far more to choose from, and your routine and the unit decide the rest. On 6 November 2026 Houseviser had 68 listings for sale in Karon against 4 in Kata. The Karon point is 3.2 km from the Kata point in a straight line, and no Karon listing lies closer than 2.3 km to the Kata point.
Of the 68 Karon listings, 47 are ready, 19 under construction and 2 off-plan, and 58 carry a rental-programme tag. In Kata, two of four are ready and 1 of 4 carries a rental-programme tag. Neither location has a rent listing.
In Karon you can line up many similar units before you choose. Kata has fewer, so compare across the neighbours. For prices, compare units of the same size, age and tenure.
Four questions decide it:
- Which bay, or which beach, do you want to walk to?
- Where are your hospital, school and shops, and which side is the shorter drive at your hours?
- Do you want a ready unit you can inspect, or will you wait for one to be built?
- Do you need freehold, and which side has a unit with room in the foreign quota?

Where is Kata in Phuket?
Kata is part of Karon subdistrict (tambon Karon) in Mueang Phuket district, not a subdistrict of its own. Karon Subdistrict Municipality is the local government for the whole subdistrict. It has four villages, one of them “Khok Tanot-Kata”, and its office is on Kata Road. The subdistrict borders Patong (Kathu district) to the north, Rawai to the south, Chalong to the east and the Andaman Sea to the west. The municipality began as a sanitary district created in 1987 and became a subdistrict municipality in 1999.
“Kata” means three things, and a buyer meets all three:
- The two bays. Kata Yai and Kata Noi, with the island of Koh Pu off Kata Yai. Both beaches are in Karon subdistrict.
- A part of Karon subdistrict. On paper, Kata is not a unit of its own. The land and the local government belong to Karon subdistrict.
- The Houseviser location “Kata”. A location with its own map point, between the two bays and not on one: about 0.6 to 0.8 km in a straight line from each beach’s map point.
Straight-line distances from the Houseviser Kata point to other Houseviser location points:
- Karon: 3.2 km
- Nai Harn: 4.1 km
- Rawai: 4.5 km
- Chalong: 5.3 km
- Patong: 9.2 km
- Phuket City: 12.7 km
- Phuket International Airport: about 33 km
The Big Buddha is 2.1 km in a straight line from the Houseviser point. The municipality and Thai Wikipedia put it in Karon subdistrict; English Wikipedia says near Chalong. The Karon Viewpoint, a landmark of Karon subdistrict, is south of Kata Noi on the coast road, 1.8 km from the point.
The official unit is Karon subdistrict. A listing’s “Kata” or “Karon” label is Houseviser’s choice and the seller’s, not a legal boundary.
What are infrastructure, healthcare and schools like in Kata?
Kata has a municipality for local questions, Ministry of Public Health hospitals within about 9 km in a straight line, and three Thai public schools in its subdistrict.
Local government. Karon Subdistrict Municipality has a clerk’s office and strategy and budget, social welfare, public-health and environment, finance, engineering and education divisions. It is the office to ask which subdistrict and village a plot sits in, and what local rules apply to it. Its site is in Thai.
Hospitals. Chalong Hospital, a Ministry of Public Health hospital in Chalong subdistrict, is 4.6 km straight-line from the Houseviser Kata point. Karon Health Promoting Hospital, a smaller tambon-level facility, is 2.4 km in a straight line from the point; ask it what it treats. Further away:
- Patong Hospital, a Ministry of Public Health hospital, 9.1 km in a straight line from the Kata point.
- Vachira Phuket Hospital, about 13 km in a straight line from the Kata point.
If you have a condition that needs a specialist, call the hospital and ask whether that specialist is on staff, and on which days. The Healthcare Accreditation Institute lookup in the links shows a hospital’s accreditation.
Schools. Karon subdistrict has three Thai public schools: two at primary level and one municipal kindergarten. A list of Phuket schools shows no private or international-named school there, but it is not a complete register, so ask the school or the Department of Education. A subdistrict is a large unit, so a school inside it is not necessarily near a given apartment. For an international school, start with Phuket international schools and family districts guide and ask each school for its curriculum, fees and intake.
What should I check before buying property in Kata?
Check the title, the real address, the build risk, the rental terms, the routes and the street itself, in that order.
- Ownership and title. The tag on a listing is the seller’s description. Confirm the actual tenure on the title deed. A freehold tag does not show that a foreign buyer can hold the unit: confirm the building’s foreign quota has room and how the purchase money must reach Thailand. See Freehold vs leasehold property in Thailand — what's the difference and which to choose, Foreign property ownership in Thailand — what you can and cannot own, The 49% foreign quota in Thai condos — how it actually works, Thailand Condominium Act — Section 19/2 foreign ownership quota, FET — the bank paper that proves your condo money came from abroad, Chanote title deed (Nor Sor 4 Jor) — Thailand's highest land title and Due diligence checklist for buying property in Thailand.
- Land Office record. Check the title document against the Department of Lands record, and learn the transfer process in Thailand Land Office transfer day — 2026 fees guide.
- Real address. Take it from the title deed and, for an unfinished unit, the building permit, not from the map pin. Confirm which subdistrict and village the plot is in with Karon Subdistrict Municipality or the land office.
- Unfinished units. Get the building permit, the developer’s land title, the staged payment schedule and the remedy if delivery slips. These matter more than the asking price. See Off-plan payment schedules in Phuket — what is normal, what is predatory, Off-plan vs resale property in Thailand — risk profiles, payment schedules, when each makes sense and Off-plan investment risks in Phuket — what foreign buyers actually face.
- Ready units. Inspect the unit and the common areas. Ask for the completion certificate, the building registration, the juristic person’s accounts and the common-area fee history. See Property management fees in Phuket — what to expect for short-term and long-term rental.
- Leasehold units. A leasehold tag does not give the term. Read the term, the renewal right, the registration of the lease and the exit terms. See Thailand leasehold 30-year renewal is not guaranteed.
- Short-term letting. Confirm the legal short-term-rental status of the specific building. See Short-term rental in Thailand — Hotel Act 2004 reality and Phuket enforcement.
- Routes. Drive to the hospital at night and at the busiest hour of the day. Drive to the school at morning drop-off and at pick-up. Drive to the shops at the hours you will use them.
- The street. Walk from the door to each bay, a shop and the main road. Come back at night, at a weekend and, if you plan to stay then, in the rainy months.

Frequently asked questions
Where is Kata in Phuket and what is it next to?
Kata is on the west coast of Phuket, inside Karon subdistrict (tambon Karon) in Mueang Phuket district. Karon subdistrict borders Patong (Kathu district) to the north, Rawai to the south, Chalong to the east and the Andaman Sea to the west. From the Houseviser Kata map point, Karon is 3.2 km away in a straight line, Nai Harn 4.1 km, Rawai 4.5 km and Chalong 5.3 km. Houseviser's Kata is a map point and the listings tagged to it, not an official boundary. All distances are straight-line, not road distances.
Is Kata a separate area from Karon?
Not on paper. Kata is part of Karon subdistrict, which has four villages, one of them "Khok Tanot-Kata". The Karon Subdistrict Municipality office is on Kata Road, and both Kata beaches lie in its area. Houseviser keeps Kata and Karon as two locations with map points 3.2 km apart, so a "Kata" or "Karon" label on a listing is not a legal unit. Ask the land office or the municipality which subdistrict and village a plot is in. The Karon-only guide is Karon Phuket property guide — buying a condo and living near Karon Beach.
What property is for sale in Kata?
On 6 November 2026 Houseviser had 4 public listings in Kata, all apartments for sale. Two are ready and two are under construction, with built areas from 29.4 m² to 116 m². The two ready units carry a freehold tag and the two unfinished ones a leasehold tag. A tag is the seller's description, so check every title.
How much does property in Kata cost?
In the 1 November 2026 snapshot, the 4 sale apartments in Kata had asking prices from THB 4,350,000 to THB 25,000,000, with a median of THB 8,390,000. Four listings is below Houseviser's low-sample line, and the median moved earlier in 2026 because listings were added, not because prices changed.
Is Kata good for rental income?
Kata has no rent listing to judge it by. On 6 November 2026 none of the 4 public Kata listings was for rent, and one carried a rental-programme tag (rental management). Build the case from signed leases for comparable units in the same building or street: gross rent × occupancy × 365, minus every cost, as Rental yields in Phuket — what investors actually earn explains.
Is there a hospital near Kata?
Chalong Hospital, a Ministry of Public Health hospital in Chalong subdistrict, is 4.6 km in a straight line from the Houseviser Kata point. Patong Hospital is 9.1 km away and Vachira Phuket Hospital about 13 km, both straight-line. Karon Health Promoting Hospital, a smaller tambon-level facility, is 2.4 km from the point in a straight line; ask it what it treats. Drive the route at the hours you would need it.
Are there international schools in Kata?
Karon subdistrict, which includes Kata, has three Thai public schools: two at primary level and one municipal kindergarten. A list of Phuket schools shows no private or international-named school there, but it is not a complete register, so ask each school directly. Start an international-school search with Phuket international schools and family districts guide.
Which landmarks are in Kata and which are only near it?
Kata Beach, Kata Noi Beach and Wat Kata are in Karon subdistrict. The Big Buddha is 2.1 km in a straight line from the Houseviser Kata point. Sources differ on its subdistrict: the municipality and Thai Wikipedia put it in Karon, English Wikipedia says near Chalong. The Karon Viewpoint is 1.8 km south of the point. A landmark named in a listing does not place the unit.
Kata or Karon, which suits a buyer?
Karon gives far more to compare; your routine and the unit decide the rest. On 6 November 2026 Houseviser had 68 listings for sale in Karon and 4 in Kata. In Karon 58 of the 68 carry a rental-programme tag, in Kata 1 of 4, and neither location has a rent listing.
Can a foreigner own property in Kata?
That depends on the title and, for a condominium unit, on the building's foreign quota, not on the area. In Houseviser's data two Kata listings carry a freehold tag and two a leasehold tag. A tag is the seller's description. The rules are in Foreign property ownership in Thailand — what you can and cannot own, The 49% foreign quota in Thai condos — how it actually works, Freehold vs leasehold property in Thailand — what's the difference and which to choose and Thailand leasehold 30-year renewal is not guaranteed.
