  • Beach. No sea here: Kathu is inland. Patong, the nearest coast, is 4.8 km away in a straight line.

  • What to see. Kathu Waterfall is 3.4 km away, the Phuket Mining Museum 2.9 km. Golf courses lie within 2 km.

  • Infrastructure. Patong Hospital is 4.5 km away, Vachira Phuket 5.0 km. Ten schools in the subdistrict, and a Prince of Songkla University campus 2.2 km away.

  • Who it suits. An inland base between Phuket City and Patong, 5.4 km and 4.8 km away. Less so for anyone who wants a beach.

Kathu is a district, a subdistrict and a Houseviser location, and the three are not the same area. A Houseviser location is a map point plus the listings tagged to it. On 6 November 2026 Houseviser had 3 public listings in Kathu, all apartments for sale. Distances below are straight lines from the Kathu point, not road distances. What is Kathu like to live in?

Kathu is a lowland plain surrounded by mountains on almost all four sides. One canal, the Bang Yai, runs through it.

  • The land. Kathu Waterfall is a natural water source inside the municipality. Two national reserved forests lie inside it too (see the cons and the checks).
  • The history. Kathu’s economy depended on tin mining and farming from the reign of Rama III to Rama VIII. The Phuket Mining Museum is 2.9 km straight-line from the Kathu point.
  • The roads. As of 2023, Highway 4029, Phra Barami Road, is the main road between Kathu and Patong. It ends at the Si Kor junction and continues as Phra Phuket Kaeo Road towards Phuket City. The municipal office stands on Wichitsongkhram Road.
  • Places nearby. A Prince of Songkla University campus stands on Wichitsongkhram Road in Kathu subdistrict, 2.2 km straight-line from the point. Kathu Waterfall is 3.4 km away, and golf courses lie within 2 km.
  • The rain. It rains almost all year, from late April to November, and heavily in October and November in the north-east monsoon.

One of the 3 Kathu listings is pinned in another municipality (see “Where is Kathu in Phuket?” below), so a listing labelled Kathu can stand outside Kathu subdistrict.

What property is for sale in Kathu, and what does it cost?

Houseviser’s Kathu listings are three apartments, all for sale and all public on 6 November 2026. Their built areas are 35 m², 73 m² and 160 m², with 1, 1 and 2 bedrooms. The 35 m² apartment is ready, completed in 2022. The other two record no build state.

In the 1 November 2026 snapshot, the 3 sale apartments had asking prices from THB 3,000,000 to THB 10,000,000, with a median of THB 6,500,000. That is below Houseviser’s five-listing low-sample line. The cell has read the same 3 listings and the same median in every monthly snapshot since June 2026, so it says nothing about where prices are going.

The largest apartment is about 4.5 times the size of the smallest, so the median describes three different things.

  • One pin outside the subdistrict. One of the three pins sits outside Kathu subdistrict, so a pin does not locate a unit.
  • Build state. Two of the three record no state, so the data cannot tell ready from unfinished.
  • Tenure tags. The ready 35 m² apartment carries a freehold tag. The 73 m² and 160 m² apartments, the two in one project, carry leasehold tags.

An ownership tag is the seller’s description; the title decides. A freehold tag on an apartment does not prove a foreign buyer can hold it, and a leasehold tag says nothing about the term left or the renewal right. The rules are in Freehold vs leasehold property in Thailand — what's the difference and which to choose, Foreign property ownership in Thailand — what you can and cannot own, The 49% foreign quota in Thai condos — how it actually works and Thailand leasehold 30-year renewal is not guaranteed.

What is the rental market in Kathu like?

On 6 November 2026 none of the 3 public Kathu listings was for rent, and none carried a rental-programme tag. A rental case starts from the building or the street itself.

Rental yields in Phuket — what investors actually earn uses this formula. Gross rent is the nightly rate × occupancy × 365 for short-term rental, or the monthly rent × 12 for a long-term lease. Net yield is that gross minus management, fees, tax and repairs, divided by the price.

The signed comparable lease is the number to ask for.

What are the pros and cons of buying in Kathu?

Pros

  • Kathu has a city municipality of its own whose area is exactly Kathu subdistrict, so a buyer has one local government to ask about a plot. Its office stands on Wichitsongkhram Road.
  • A lowland plain ringed by mountains, with the Bang Yai canal and Kathu Waterfall inside the municipality.
  • Patong is 4.8 km and Phuket City 5.4 km straight-line from the Kathu point.
  • Two Ministry of Public Health hospitals are mapped 4.5 km and 5.0 km away.
  • Ten schools are listed in the subdistrict, three of them private and two with “international” in the name.
  • A Prince of Songkla University campus is 2.2 km away.
  • Houseviser carries only 3 listings, so you can read all of them. One is ready (2022) and can be seen before you pay.

Cons

  • Three public listings do not make a market, and the price cell is low-sample.
  • Kathu subdistrict has no shoreline, so “Kathu” is not beachfront.
  • One of the three pins sits in another municipality, so a pin does not locate a unit.
  • Two listings record no build state, so the data cannot tell ready from unfinished.
  • Two national reserved forests lie inside the municipality. If both lie wholly inside it, they add up to about 9,300 rai, roughly 43% of the municipality’s 21,756 rai. Land status needs checking.
  • The soil can settle quickly under water erosion.
  • With no rent listing and no rental-programme tag, a rental case starts from scratch.
  • Neither of the two government hospitals stands in Kathu subdistrict itself, and the school list is not a register.

Who is Kathu right for?

Kathu suits a buyer who wants an inland base between Phuket City and the Patong side, 5.4 km and 4.8 km straight-line, and who will check the title, permit and project of every listing on a very short list. It suits a buyer comfortable with leasehold, as long as the term, the renewal and the exit are in the contract. And it suits a buyer who wants a local government office close to the property, with one municipality covering the whole subdistrict.

Who should not buy in Kathu?

For some buyers Kathu might not be the right fit:

  • A buyer who wants a beachfront or walk-to-sea purchase. Kathu subdistrict has no coast; Patong and Kamala are separate subdistricts.
  • A buyer who wants a wide choice. Houseviser had 3 public listings here on 6 November 2026.
  • A buyer who wants a house or a villa. All three listings are apartments.
  • A buyer who wants a proven rental yield. None of the 3 is for rent.
  • A buyer who needs to see a ready unit before choosing. Two of the three record no build state.
  • A buyer who needs a freehold condominium unit and has not checked the foreign quota and the title.

Kathu vs Patong: which is better for a buyer?

The real difference is the coast. Patong is a separate subdistrict in the same district, on the Andaman Sea, and Kathu subdistrict has no shoreline. The two Houseviser points are 4.8 km apart, straight-line.

Houseviser listings, 6 November 2026 Kathu Patong
Public listings 3 2
Apartments 3 2
Listed for rent 0 0
Rental-programme tag 0 0

Both price cells are low-sample. For a coastal purchase the real address must be in Patong or Kamala. On 6 November 2026 the district’s three Houseviser locations, Kathu, Patong and Kamala, carried 3 + 2 + 10 = 15 public listings between them, so Kamala area guide — buying property in Phuket's quieter west-coast bay covers the largest of the three sets.

Patong area guide — Phuket's investor-only beach covers Patong itself. To the east, Phuket City, 5.4 km straight-line from the Kathu point, had no public Houseviser listing of its own on 6 November 2026; Phuket Town area guide — historic core, budget entry, digital nomad scene covers it. For the wider choice of coast against town, see Phuket west coast vs Town and east coast — a property buyer comparison.

Where is Kathu in Phuket?

Kathu is a district (amphoe) in the west of Phuket Island with three subdistricts (tambons): Kathu, Patong and Kamala. Houseviser carries Patong and Kamala as locations of their own, so Houseviser’s Kathu location is not the whole district.

The name has three meanings:

  1. The district. Kathu district lies in the west of Phuket Island, bordering Thalang to the north, Mueang Phuket to the east and south, and the Andaman Sea to the west. It includes Patong. Its three subdistricts hold 14 villages between them.
  2. The subdistrict and its local government. Kathu City Municipality covers the whole of Kathu subdistrict, 34.81 km² (21,756.25 rai). It became a city municipality (thesaban mueang) in 2008. Its four neighbours are Si Sunthon (Thalang) to the north, Chalong to the south, Wichit and Ko Kaeo to the east, and Patong and Kamala to the west.
  3. The Houseviser location. On Houseviser, “Kathu” is a map point plus the listings tagged to it, not an official boundary. The Kathu point lies in Kathu subdistrict, in the village of Ban Ket Ho.

None of Kathu subdistrict’s four borders is the sea. The district reaches the Andaman Sea through Patong and Kamala, so “Kathu” does not mean “beachfront” unless a listing sits in Patong or Kamala.

Straight-line distances from the Kathu point:

  • Patong: 4.8 km
  • Phuket City: 5.4 km
  • Chalong: 7.1 km
  • Kamala: 7.9 km
  • Bang Tao: 11.4 km
  • Thalang: 13.8 km
  • Phuket International Airport: about 23 km

Each neighbour distance runs to that location’s own Houseviser point, not to a town centre.

A listing’s “Kathu” label is Houseviser’s choice and the seller’s. Of the 3 Kathu listings, 2 carry pins in Kathu subdistrict, 1.8 km east of the Kathu point. The third carries exactly the Phuket City location point, which lies in Phuket City Municipality, Mueang Phuket district.

What are infrastructure, healthcare and schools like in Kathu?

Of the Ministry of Public Health hospitals mapped within 6 km of the Kathu point, Patong Hospital (4.5 km straight-line, in Patong subdistrict) is the closer and Vachira Phuket Hospital (5.0 km, in Mueang Phuket) the second. Neither is in Kathu subdistrict. Several private hospitals are mapped 3 to 5 km east and south-east of the point, towards Phuket City. The Healthcare Accreditation Institute’s lookup, in the Links section, shows a hospital’s accreditation.

Kathu City Municipality has an engineering division, an education division, a public-health and environment division, a social welfare division and a finance division.

Kathu district has 17 listed schools: 10 in Kathu subdistrict, 5 in Patong and 2 in Kamala. The list is not a complete register. The 10 in Kathu subdistrict break down this way:

  • Seven public schools. One secondary school under the Secondary Educational Service Area Office 14. Three schools under the Phuket Primary Educational Service Area Office, each from kindergarten to primary. One under the Phuket Provincial Administrative Organisation, from kindergarten to primary. Two municipal schools under Kathu City Municipality, one a kindergarten and one from primary to lower secondary.
  • Three private schools under the Private Education Commission, each from kindergarten to secondary. Two of them have “international” in their names.

A word in a school’s name is not a curriculum or an accreditation. The subdistrict covers 34.81 km², so a school inside it may not be near a given listing. Phuket international schools and family districts guide covers the island-wide picture.

What should I check before buying property in Kathu?

Check the title, the real address and the land status before anything else.

  1. Ownership and title. Confirm the ownership type against the title deed with a lawyer. Read Freehold vs leasehold property in Thailand — what's the difference and which to choose, Foreign property ownership in Thailand — what you can and cannot own, The 49% foreign quota in Thai condos — how it actually works and Thailand Condominium Act — Section 19/2 foreign ownership quota. For a condominium unit bought with money from abroad, see FET — the bank paper that proves your condo money came from abroad.
  2. The title document. Check it against the Land Office record at the Department of Lands. Chanote title deed (Nor Sor 4 Jor) — Thailand's highest land title explains the chanote, Nor Sor 3 Gor — the second-tier land title in Thailand the Nor Sor 3 Gor, Sor Kor 1 and weaker Thai land titles — what to avoid the weaker titles, and Thailand Land Office transfer day — 2026 fees guide the transfer itself. Due diligence checklist for buying property in Thailand has the full list.
  3. Real subdistrict and village. Pins are unreliable here. Ask Kathu City Municipality or the land office which subdistrict and village the plot is in.
  4. Reserved forest. Ask the land office and the Royal Forest Department whether the plot touches reserved forest, and check the land title.
  5. The ground. The soil can settle under water erosion and October to November rain is heavy. Ask for a site or geotechnical check, and look at the drainage in the rainy season.
  6. A unit with no build state. Ask the seller for the completion certificate, or for the building permit and the payment schedule if it is unfinished. Read Off-plan payment schedules in Phuket — what is normal, what is predatory, Off-plan vs resale property in Thailand — risk profiles, payment schedules, when each makes sense and Off-plan investment risks in Phuket — what foreign buyers actually face.
  7. A ready unit. Ask for the completion certificate, the juristic person’s accounts and the common-area fee history. See Property management fees in Phuket — what to expect for short-term and long-term rental.
  8. A leasehold unit. Read the term, the renewal right, the registration of the lease and the exit terms, with Thailand leasehold 30-year renewal is not guaranteed in hand.
  9. Short-term letting. Confirm the legal status of the specific building with Short-term rental in Thailand — Hotel Act 2004 reality and Phuket enforcement in hand. For an apartment, ask the building’s juristic person (the owners’ management body) about its rules on letting.
  10. A test week. Stand at the address on the title, not at the pin. Drive to the shops, pharmacy, clinic, hospital and school you would use, at the hours you would use them. Drive the roads to Patong and to Phuket City at the morning and evening peaks. Visit on a weekday and at a weekend, and once in the October to November rains.

Frequently asked questions

Where is Kathu in Phuket and what does the name cover?

Kathu is three things. It is a district (amphoe) in the west of Phuket Island with three subdistricts (tambons), Kathu, Patong and Kamala. It is also the subdistrict of Kathu, which Kathu City Municipality covers entirely, 34.81 km². The municipality borders Si Sunthon (Thalang) to the north, Chalong to the south, Wichit and Ko Kaeo to the east, and Patong and Kamala to the west. And it is a Houseviser location, a map point plus the listings tagged to it. That point is 4.8 km straight-line from the Houseviser Patong point and 5.4 km from the Phuket City point.

Is Kathu on the beach?

Kathu subdistrict is not. None of its four borders is the sea. Kathu district reaches the Andaman Sea through its other two subdistricts, Patong and Kamala, and Houseviser keeps both as separate locations. The Houseviser Kathu point is 4.8 km straight-line from the Patong point and 7.9 km from the Kamala point. A listing labelled Kathu is not beachfront unless its real address is in Patong or Kamala.

What property is for sale in Kathu?

On 6 November 2026 Houseviser had 3 public listings in Kathu, all apartments for sale. Their built areas are 35 m², 73 m² and 160 m². The 35 m² unit is ready, completed in 2022; the other two record no build state. The ready one carries a freehold tag and the two larger ones, in one project, carry leasehold tags. A tag is only the seller's description, so check every title.

How much does property in Kathu cost?

In Houseviser's 1 November 2026 snapshot, the 3 sale apartments in Kathu had asking prices from THB 3,000,000 to THB 10,000,000, with a median of THB 6,500,000. Three listings sit below Houseviser's five-listing low-sample line, and the cell has read the same 3 listings and the same median in every monthly snapshot since June 2026.

Is Kathu good for rental income?

You will have to build the rental case yourself. On 6 November 2026 none of Houseviser's 3 public Kathu listings was for rent, and none carried a rental-programme tag. Model gross rent as the nightly rate × occupancy × 365 for short stays, or the monthly rent × 12 for a lease, then take off management, fees, tax and repairs. Base the rent on signed comparable leases from the same building or street. Rental yields in Phuket — what investors actually earn explains the method, and Short-term rental in Thailand — Hotel Act 2004 reality and Phuket enforcement covers the licence question.

Is there a hospital near Kathu?

Patong Hospital is the closest Ministry of Public Health hospital mapped within 6 km of the Houseviser Kathu point, at 4.5 km straight-line. Vachira Phuket Hospital is second at 5.0 km. Neither stands in Kathu subdistrict: Patong Hospital is in Patong subdistrict and Vachira Phuket Hospital is in Mueang Phuket. Ask each hospital what it treats, and drive the route yourself at night and at rush hour.

Are there international schools in Kathu?

Kathu subdistrict has 10 listed schools, seven public and three private. All three private schools run from kindergarten to secondary level, and two of them have the word international in their names. The list is not a complete register, and a word in a school's name is not a curriculum or an accreditation. Ask each school for its curriculum, fees and intake. Phuket international schools and family districts guide covers the island-wide picture.

Is any land in Kathu reserved forest?

Yes. Two national reserved forests lie inside the municipality, the Nakkerd range at 2,206 rai and the Kamala range at 7,097 rai (Phuket Forest Centre, 4 February 2021). Before you buy land or a unit on its own plot, ask the land office and the Royal Forest Department whether the plot touches reserved forest, and have a lawyer check the title. Chanote title deed (Nor Sor 4 Jor) — Thailand's highest land title and Sor Kor 1 and weaker Thai land titles — what to avoid explain the title types.

Kathu or Patong, which suits a buyer?

The difference is the coast. Patong subdistrict is on it; Kathu subdistrict is not. Neither offers much listed choice: on 6 November 2026 Houseviser had 3 public listings in Kathu and 2 in Patong, all apartments for sale, with no rent listing and no rental-programme tag in either.

Can a foreigner own property in Kathu?

It depends on the title and, for a condominium unit, on the building's foreign quota, not on the area. Houseviser's Kathu listings carry one freehold tag and two leasehold tags, and a tag is only the seller's description. Have a lawyer check the title.
