Chalong is a subdistrict in southern Phuket. It runs from the Karon border in the west to Chalong Bay in the east. “Chalong” on Houseviser is a map point plus the listings tagged to it, not an official boundary, and the point sits beside Wat Chalong, inland. Houseviser has four public listings there: three houses and one apartment, all for sale, two of them not yet built. Check each listing and each title. For the island as a whole, see Buying property in Phuket — complete guide for foreign buyers and Phuket districts overview — every area compared for foreign property buyers.

What is Chalong like to live in?
Chalong has a bay for tour boats, a temple and a road junction.
- The bay. Chalong Bay is the centre for boarding tour boats in the south of Phuket province, for sea trips and island trips. It is the tambon’s eastern border.
- The temple. Wat Chalong, officially Wat Chaiyathararam.
- Sights. Wat Chalong, Chalong Pier and the Chalong five-way junction, with its clock-tower roundabout.
- The roads. Highway 4021 and Highway 4028 meet at the Chalong five-way junction. Highway 4028 links Chalong tambon to Karon tambon. Highway 4021 is a main highway to places such as Wat Chalong and Rawai beach.
The Houseviser point is beside the temple and 4.2 km from the bay point. A home “in Chalong” can be by the temple, nearer the bay or towards Karon.
What property is for sale in Chalong, and what does it cost?
Houseviser has three houses and one apartment in Chalong, all for sale. On 5 November 2026 all four were publicly visible. Two are ready: the apartment, year 2019, and the smallest house, year 2023. One house is under construction, year 2028, and one is off-plan, year 2027. The two unfinished houses are in one project and are the two largest.
In the 1 November 2026 snapshot, the 3 sale houses had asking prices from THB 7,400,000 to THB 29,058,000, with a median of THB 12,990,000. The one sale apartment was listed at THB 4,640,000. Both cells are below Houseviser’s five-listing low-sample line.
The three houses are three different products. Their built areas are 68 m², 210 m² and 378 m², 5.5 times from smallest to largest. One is ready, one is off-plan and one is under construction. The house cell grew from two listings to three in October, so its median moves with the set as well as with prices.
The apartment is a 45.6 m² unit with 2 bedrooms. The houses have 2, 4 and 4 bedrooms, over 1, 2 and 2 floors.
More from the same data:
- Spread pins. One listing carries the location’s own point. The other three lie 2.3 km, 2.7 km and 3.0 km from it, straight-line. The two listings in one project are 2.6 km apart.
- Half unfinished. Two of the four sit in one project, and both are unfinished.
- Mixed tags. The apartment carries a freehold tag. The 68 m² house carries a “company name” tag: it is held through a company. The two unfinished houses carry no ownership tag.
- Title and land. The 68 m² house records its land title as chanote. Only one listing records land, 250 m².
Tags and recorded titles are the seller’s description. The title decides. A freehold tag on an apartment does not prove a foreign buyer can hold it, and a company tag does not say who owns the company. The rules are in Freehold vs leasehold property in Thailand — what's the difference and which to choose, Foreign property ownership in Thailand — what you can and cannot own, The 49% foreign quota in Thai condos — how it actually works and Can a Thai company own property, and does a foreign holding company change that?. Chanote title deed (Nor Sor 4 Jor) — Thailand's highest land title explains the chanote, and a lawyer checks the title itself.
What is the rental market in Chalong like?
On 5 November 2026 none of the 4 public listings was for rent, and none carried a rental-programme tag. A rental case starts from the building or the street.
Rental yields in Phuket — what investors actually earn uses this formula. For short-term rental, gross rent is the nightly rate × occupancy × 365. For a long-term lease, it is the monthly rent × 12. Net yield is that gross minus management, fees, tax and repairs, divided by the price.
- Rent. Ask for signed comparable leases from the same building or street, with dates. An advertised rent is not a signed one.
- Legal status. Ask whether the building and the unit may legally be let short term. Short-term rental in Thailand — Hotel Act 2004 reality and Phuket enforcement and Is Airbnb legal in Thailand? Not for most condos and villas set out the rules.
- Costs. Ask for the common-area fee, the management fee and the last year of bills. Property management fees in Phuket — what to expect for short-term and long-term rental lists the usual cost lines. For a house with a pool or a garden, find out who pays for upkeep between tenants.
- Who manages. If a manager or a pool runs the letting, read the contract. Rental pool and guaranteed return programs in Phuket — how they actually work explains how pools split income.
- Long lets. For a yearly tenant, Long-term rental contracts in Thailand — landlord and tenant essentials covers the lease terms.
- Exit. Ask who the next tenant or buyer is likely to be, and what a resale took on the same street.
The signed comparable lease is the number to ask for.
What are the pros and cons of buying in Chalong?
Pros
- Chalong is a whole 25 km² tambon with its own municipality since 2011, a named local government to ask about a plot.
- It borders Rawai, Karon and Wichit, and Chalong Bay is its eastern border.
- Karon is 4.2 km, Kata 5.3 km, Patong 7.1 km, Phuket City 7.3 km and Rawai 7.4 km straight-line from the Houseviser point.
- Chalong Hospital is 2.4 km straight-line from the point, and two larger government hospitals are 6.8 km and 7.7 km away.
- Five schools are in the tambon, two of them private schools with the word international in their names.
- Two of the four listings are ready (2019 and 2023), so you can see them before you pay.
- The set mixes an apartment and three houses.
Cons
- Four public listings do not make a market, and both price cells are low-sample.
- Two of the four are unfinished and sit in one project, so half the set carries delivery risk.
- The pins spread over 3 km, and one project’s two pins are 2.6 km apart, so a map point does not locate a unit.
- The Houseviser point is a temple point 4.2 km from the bay point, so “near the bay” has to be proved address by address.
- With no rent listing and no rental-programme tag, a rental case starts from scratch.
- Nothing in the data covers shops, transport, utilities or school curricula.
- Highway 4021 and Highway 4028 meet at one junction, and a daily route may cross it.
Who is Chalong right for?
Chalong suits a buyer who wants a house in southern Phuket and will check every listing, title and permit on a very short list. It suits a buyer who wants to be near the bay that is the centre for boarding tour boats in the south of Phuket province. It suits someone who likes sitting between Karon, Kata and Rawai on the map, 4.2 km to 7.4 km straight-line. And it suits a buyer who can wait for an unfinished house and can read an off-plan contract.
Who should not buy in Chalong?
For some buyers Chalong might not be the right fit:
- A buyer who wants a wide choice. Houseviser had 4 public listings here on 5 November 2026.
- A buyer who wants a proven rental yield. None of the 4 is for rent.
- A buyer who wants to move in now. Two of the four are unfinished.
- A buyer who wants a beach on the doorstep. The Houseviser point is inland, and the bay is the tambon’s eastern border.
- A family that needs a verified curriculum. The tambon’s school list shows names and levels, not curricula.
- A buyer who needs a freehold title to a house or a condominium unit and has not checked the quota and the title.
Chalong vs Rawai: which is better for a buyer?
Rawai has much more listed choice. Chalong has a short list in which three of four are houses. The two Houseviser points are 7.4 km apart, straight-line.
| Houseviser listings, 5 November 2026 | Chalong | Rawai |
|---|---|---|
| Public listings | 4 | 31 |
| Apartments / houses | 1 / 3 | 27 / 4 |
| Listed for rent | 0 | 2 |
| Under construction | 1 | 3 |
| Rental-programme tag | 0 | 20 |
Rawai has rental comparables to look at: 2 listings for rent and 20 with a rental-programme tag. Chalong has none. Chalong’s short list leans to houses, Rawai’s to apartments.
Rawai and Nai Harn area guide — buying property in southern Phuket covers Rawai and Nai Harn together. Karon Phuket property guide — buying a condo and living near Karon Beach covers Karon, 4.2 km straight-line from the Chalong point, where Houseviser carried 75 public listings on 5 November 2026, 74 of them apartments and none for rent. For the wider north-versus-south choice, see North vs South Phuket property — a practical buyer comparison.
Where is Chalong in Phuket?
Chalong is a subdistrict (tambon) in Mueang Phuket district, in southern Phuket. Its area is 25 km² (about 15,625 rai). It borders Wichit to the north, Rawai to the south, Karon to the west and Chalong Bay to the east.
Its local government is Chalong Subdistrict Municipality, which covers 10 villages. A Ministry of Interior notice dated 12 September 2011, in force from 1 October 2011, turned the earlier Chalong Subdistrict Administrative Organisation into the municipality, so the 25 km² is the whole tambon. The tambon’s name is presumed to come from Wat Chalong.
Another Chalong, in Nakhon Si Thammarat province, has its own local-government website. The Phuket municipality’s is phuketchalong.go.th.
The Houseviser point sits about 0.1 km (around 150 m) from Wat Chalong and 4.2 km from Chalong Bay. It is a temple point inland, not a bay-front point. Distances in this guide run from that point, as straight lines:
- Wat Chalong: 0.1 km
- Phuket Big Buddha: 3.3 km
- Chalong Bay (a point in the bay): 4.2 km
- Karon: 4.2 km
- Kata: 5.3 km
- Panwa: 6.8 km
- Patong: 7.1 km
- Phuket City: 7.3 km
- Rawai: 7.4 km
- Nai Harn: 8.3 km
- Phuket International Airport: about 30 km
Each neighbour distance runs to that location’s own Houseviser point, not to a beach or a town centre. A straight line is not a road.
Sources disagree on the Big Buddha: it is either near Chalong or on Nakkerd hill in Karon tambon. A listing that says “near the Big Buddha” does not tell you which tambon the plot is in.
What are infrastructure, healthcare and schools like in Chalong?
Chalong has a government hospital inside the subdistrict. Two larger government hospitals are 6.8 km and 7.7 km straight-line from the Houseviser point.
- Chalong Hospital, a Ministry of Public Health community hospital, stands in Chalong subdistrict, 2.4 km straight-line from the Houseviser point.
- Patong Hospital, run by the Ministry of Public Health, is 6.8 km straight-line away.
- Vachira Phuket Hospital, also run by the Ministry of Public Health, is 7.7 km straight-line away.
Ask each hospital what it treats and when. The Healthcare Accreditation Institute’s lookup, in the Links section, shows a hospital’s accreditation.
Chalong Subdistrict Municipality has an education division, a child development centre, a public-health and environment division and an engineering division. For a plot, the municipality office is the first place to ask about roads, permits and local rules.
Five schools are in Chalong tambon: three public schools up to primary level and two private schools with the word international in their names, one up to primary and one up to secondary level. A word in a school’s name is not a statement about curriculum, accreditation or who the school admits. The tambon covers 25 km², so a school inside it is not necessarily near a given listing. Ask each school for its curriculum, fees and intake. Phuket international schools and family districts guide covers the island-wide picture.
What should I check before buying property in Chalong?
Check the title, the real address and, for an unfinished house, the permit before anything else.
- Ownership and title. Confirm the ownership type against the title deed with a lawyer. Read Freehold vs leasehold property in Thailand — what's the difference and which to choose, Foreign property ownership in Thailand — what you can and cannot own, The 49% foreign quota in Thai condos — how it actually works and Can a Thai company own property, and does a foreign holding company change that?. For a condominium unit bought with money from abroad, see FET — the bank paper that proves your condo money came from abroad.
- The title document. Check it against the Land Office record at the Department of Lands. Chanote title deed (Nor Sor 4 Jor) — Thailand's highest land title explains the chanote, Sor Kor 1 and weaker Thai land titles — what to avoid the weaker titles, and Thailand Land Office transfer day — 2026 fees guide the transfer itself. Due diligence checklist for buying property in Thailand has the full list.
- Real address. The four pins span 3 km. Get the unit’s real address from the title and the building permit, and look at it on the ground before you judge a walk to the bay, the temple or a school.
- An unfinished house. Ask for the building permit, the developer’s land title, the staged payment schedule and what happens if delivery is late. Read Off-plan payment schedules in Phuket — what is normal, what is predatory, Off-plan vs resale property in Thailand — risk profiles, payment schedules, when each makes sense and Off-plan investment risks in Phuket — what foreign buyers actually face.
- A ready home. Ask for the completion certificate and the building registration.
- A house held through a company. Find out who owns the company and what the shareholder arrangement says, with Can a Thai company own property, and does a foreign holding company change that? in hand.
- Rules and fees. Ask for the building’s or the street’s rules on letting and the common-area fee, and for the last year of utility bills. For an apartment, ask the building’s juristic person (the owners’ management body) about rules on pets, renovation and letting. See Property management fees in Phuket — what to expect for short-term and long-term rental.
- Short-term letting. Confirm the legal status of the specific building with Short-term rental in Thailand — Hotel Act 2004 reality and Phuket enforcement in hand.
- Routes. Straight-line distances are not drive times. Drive to the hospital, the school, the five-way junction and the shops at the hours you will use them, including the morning and evening peaks. Drive the hospital route at night too. For a home near the bay, note whether your road to it passes the junction.
- Site visits. Visit on a weekday and at a weekend, in both halves of the year, and for a home near the bay on several mornings and evenings.

Frequently asked questions
Where is Chalong in Phuket and what is it next to?
Chalong is a subdistrict (tambon) in Mueang Phuket district, in southern Phuket. Its area is 25 km². It borders Wichit to the north, Rawai to the south, Karon to the west and Chalong Bay to the east. Karon is 4.2 km, Phuket City 7.3 km and Rawai 7.4 km away, straight-line between Houseviser location points. Houseviser's Chalong is a map point and the listings tagged to it, not an official boundary.
What property is for sale in Chalong?
On 5 November 2026 Houseviser had 4 public listings in Chalong, all for sale: one apartment and three houses. Two were ready, one house was under construction and one was off-plan. The apartment has 45.6 m² of built area and the houses 68 m² to 378 m². Ownership tags are mixed, and a tag is only the seller's description, so check every title.
How much does property in Chalong cost?
In Houseviser's 1 November 2026 snapshot, 3 sale houses in Chalong had asking prices from THB 7,400,000 to THB 29,058,000, with a median of THB 12,990,000, and one sale apartment was listed at THB 4,640,000. Both cells sit below Houseviser's five-listing low-sample line.
Is Chalong good for rental income?
You will have to build the rental case yourself. On 5 November 2026 none of Houseviser's 4 public Chalong listings was for rent, and none carried a rental-programme tag. Gross rent is the nightly rate × occupancy × 365 for short stays, or the monthly rent × 12 for a lease. Take off management, fees, tax and repairs. Base the rent on signed comparable leases from the same building or street. Rental yields in Phuket — what investors actually earn explains the method, and Short-term rental in Thailand — Hotel Act 2004 reality and Phuket enforcement covers the licence question.
Which landmarks are in Chalong, and which are only near it?
Wat Chalong is in Chalong subdistrict, and the tambon's name is presumed to come from the temple. Chalong Bay is the tambon's eastern border. The Big Buddha is different. Sources disagree: one places it near Chalong, the other on Nakkerd hill in Karon tambon, 3.3 km straight-line from the Houseviser point. A landmark name in a listing does not tell you where the unit stands.
Is there a hospital in Chalong?
Yes. Chalong Hospital, a Ministry of Public Health community hospital, stands in Chalong subdistrict, 2.4 km straight-line from the Houseviser point. Patong Hospital is 6.8 km and Vachira Phuket Hospital 7.7 km straight-line away. Ask each hospital what it treats, and drive the route yourself at night and at rush hour.
Are there international schools in Chalong?
Two private schools in Chalong tambon have the word international in their names, one up to primary and one up to secondary level. The tambon has five schools in all, and the other three are public schools up to primary level. A word in a school's name is not a curriculum or an accreditation, so ask each school for its curriculum, fees and intake. Phuket international schools and family districts guide covers the island-wide picture.
Chalong or Rawai, which suits a buyer?
Rawai has much more listed choice. On 5 November 2026 Houseviser carried 31 public listings in Rawai against 4 in Chalong. Rawai had 2 listings for rent and 20 with a rental-programme tag; Chalong had none of either. Three of Chalong's four listings are houses, against 4 of Rawai's 31.
Can a foreigner own property in Chalong?
It depends on the title and, for a condominium unit, on the building's foreign quota, not on the area. Houseviser's Chalong listings carry a freehold tag, a company tag and no tag at all, and a tag is only the seller's description. Have a lawyer check the title.
